JACKSONVILLE, Fla. – Today, the Jacksonville Jaguars embark on a new era for the franchise with the opening of their business operations office at One Tower Court, Downtown Jacksonville’s first multi-tenant Class-A office building constructed since 2007. The Jaguars’ 75,287-square-foot business operations occupy the building’s second through fourth floors.
The Jaguars’ office was built with collaboration and organizational growth in mind. Each floor is comprised of private and collective areas, inclusive of social gathering spaces, outdoor terraces, wellness rooms and meeting rooms for collaborative work between groups of all sizes. Featured spaces include a dedicated sales center for current and future Season Ticket Member meetings and events and the Social Media Command Center, a stateoftheart content hub built to power realtime storytelling, social trends monitoring and digital innovation.
One of the most unique features of the Jaguars office is the dramatic social staircase which bridges the second and third floor social spaces. This multi-functional element was designed purposefully to create synergy between floors, but also to provide seating for staff meetings and events.
Floor-to-ceiling windows showcase expansive views of the St. Johns River and surrounding development in the Sports & Entertainment District. Additionally, the interior walls are adorned with team motifs including large-scale Jaguars logos, acrylic Jaguars photo collages and lenticular art pieces linking the organization’s past and present. The palette is laden with black and gold, a nod to Jaguars’ team colors, and natural greenery accents.

One Tower Court offers six floors of 137,000 square feet of enclosed space, with more than 10,000 square feet of outdoor space, and is composed of more than 50,000 square feet of leasable office space for outside tenants on the fifth and sixth floors. The building’s first signed external tenant, Timucuan Asset Management, is leasing more than 7,000 square feet on the sixth floor and its buildout should be completed this summer.
It was also announced today that global law firm Foley & Lardner LLP will relocate its Jacksonville office to occupy the full fifth floor to accommodate 44 attorneys and approximately 60 staff members. With this news, One Tower Court is 83 percent leased upon its grand opening.
The building’s ground floor features 12,000 square feet of versatile retail and amenity space, including the 6,000 square foot state-of-the-art Downtown YMCA now open to YMCA members. The branch offers cardio, strength, functional and recovery equipment and hosts 15-20 group fitness classes per week, taught by certified YMCA Group Fitness instructors.
One Tower Court is the first completed component of the Jacksonville Shipyards project. Developed by Shanna Collective and Iguana Investments which both enterprises are led by Shanna Khan. Through this venture, she is also overseeing the development and design of the overall Jacksonville Shipyards project.

NAI Hallmark is the leasing representative and property management operator. HKS Architects and PCL Construction designed and developed the building core and shell. The Jaguars design and buildout were led by kasper architects + associates and Auld & White Constructors. First Horizon was the construction financing lender.
The development of the Jacksonville Shipyards is ushering in the historic next chapter for Downtown Jacksonville. The long-anticipated Jacksonville Shipyards project will also encompass Four Seasons Hotel and Residences Jacksonville with 170 hotel rooms and 26 residences; five public-facing restaurants; Riverwalk; pier; a marina support building; and 78-boat slip public marina.
