Concrete company buys industrial property
Drake Ready Mix, a family-owned concrete mix company, has bought an industrial site in Fort Myers. The 8.72-acre industrial property is at 8046/8050 Ironside Drive. The company paid $7 million. The seller is Fort Myers Holding Company. The address for the business in Lee County property records and the state’s Division of Corporations database matches that of USA Mulch. The Gator Road address for USA Mulch is about a mile from Drake’s new property. Drake, a concrete ready-mix company, currently operates out of a 10-acre production facility in Fort Myers and has a fleet of more than 100 trucks working on residential and commercial projects in Lee, Collier, Hendry and Charlotte counties. It was not immediately clear what it intends to use the property for. Justin Thibaut and Alexis North of LSI Companies, Inc. represented Fort Myers Holding in the sale. Drake was represented by Jim Boback of Boback Commercial Group.

Older golf course gets new name
The Old Corkscrew Golf Club has a new name. The club, owned by the Hoffmann Family of Cos., has been rechristened the Pandion Club, which comes from the scientific name of the osprey — Pandion haliaetus. The rebranding is part of a larger overhaul of the Estero club Hoffman bought in 2022 for $14.5 million. That includes the hiring earlier this year of golf course designer Kyle Phillips, charged with creating “an inspiring sanctuary that reflects the unique terrain of our region and elevates every aspect of the game,” says David Hoffmann, chairman of the family-owned business empire. The course layout is planned as a par 71 and about 7,220 yards. The club is expected to open in 2027. When complete, Hoffmann Family of Cos says it will operate as a golf-only club with 280 members. The property will include a clubhouse, practice range, teaching and short-game areas and putting greens. Hoffmann Family of Cos., based in Naples, St. Louis and Chicago, owns more than 120 companies with 400 locations in 30 countries and employs 16,000 people.

Hyundai remodel brings new look to dealership

Tamiami Hyundai has completed a major remodel of the interior and exterior of its building at 6780 Airport-Pulling Road N. in Naples. The multimillion-dollar project included a new façade, sales offices, an expanded showroom, freshly paved lot, service drive expansion and a customer lounge. The work is part of a rebranding effort by Hyundai Motor Corp. to introduce new colors and designs. In addition to the remodel, the owners of Tamiami Hyundai, the Zellers family, is in the process of building a new dealership for its Genesis franchise next door to the Tamiami Hyundai store. The new $25 million Genesis of Naples is being built at the intersection of Pine Ridge Road and Interstate 75. The 30,000-square-foot store will be on 10.5 acres the Zellers family bought in 2022 for $11.2 million. In addition to Hyundai and Genesis stores, the Zellers also own Tamiami Ford at 1471 Airport-Pulling Road N. According to a statement, the Zellers’ family business — run by Robert and Sheila Zellers, their daughter Joy Zellers-Rautenkranz and son A.J. Zellers — employ about 300 and sell more than 5,000 new and used vehicles annually.
Lakeland
Local logistics facility included in portfolio, operations sale
A Lakeland logistics facility under development is included in the $33.5 million purchase of a development portfolio and operations of Fort Lauderdale-based Altman Logistics Properties. FRP Holdings, a Jacksonville real estate investment and development company, bought the Logistics Center of Lakeland as part of the purchase, which totals 1.28 million square feet across five industrial developments in Florida and New Jersey. In addition to the local property, the Florida developments are in Delray Beach and Davie. FRP says in a statement that it is also assuming a land contract which will allow it to build an additional 335,000 square feet. The Logistics Center of Lakeland, previously named Apex Logistics at Lakeland, is being built on 22.5 acres just south of State Road 33 in Polk County on the site of a recently demolished one-story office building. The facility will be 202,000 square feet. According to county records, an LLC tied to Altman paid $2.8 million for it last year. Altman announced $16 million in construction financing for the project earlier this year. In a statement at that time, the project was described as a joint venture between Altman and FRP.

Guatemalan chicken chain’s building sells for $3M
The recently opened Tampa home of a chicken restaurant chain that traces its roots to Guatemala has sold. The property, leased to Pollo Campero, is at 6331 W. Waters Ave. and was bought in a 1031 exchange for $3.06 million. The buyer, according to Hillsborough County property records, is a Westwood, New Jersey, investor whose address matches that of the Kessler Rehabilitation Center in the borough. The sellers, a pair of LLCs, one in California and the other in suburban Nashville, bought the then-vacant land in 2023 for $750,000. The restaurant building that sold is 2,500 square feet. It sits next to a Chipotle Mexican Grill and across from a Target- and Lowe’s-anchored shopping center that is right off the Veterans Expressway about 6 miles from Tampa International Airport. Pollo Campero has a 15-year corporately guaranteed ground lease. It opened in March. Marcus & Millichap’s Don McMinn, Andrew Koriwchak and Ryan Nee represented the seller.
North Port
Shopping center sells for $10.82M

A Seattle investor has purchased North Port Village, a fully occupied shopping center off U.S. 41 in North Port. The center at 14255 S. Tamiami Trail sold for $10.82 million. Marcus & Millichap, which represented the buyer and seller, did not disclose the buyer and Sarasota County property records haven’t been updated to reflect the sale. The seller of the shopping center is a Hallandale Beach entity with an address that corresponds to Isram Realty Group, a southeastern Florida company with retail centers and multifamily communities in its portfolio. County records show the firm purchased North Port Village in 1997 for $2.35 million. Marcus & Millichap says in a statement the previous owner recently completed a $3 million renovation of the 66,083-square-foot retail center, which included new roofs and façade upgrades. North Port Village sits on 7.88 acres at the corner of South Tamiami Trail and North Port Boulevard. Its tenant roster includes anchors Planet Fitness and Do The Beach indoor children’s facility as well as Humana and Napa Auto. Marcus & Millichap’s Kirk Olson and Drew Kristol represented the seller. The firm’s Clayton Brown, Luke Holsinger and Ruthanne Loar found the buyer.
