Thompson Thrift Residential has filed plans for a 320-unit apartment complex in the Horizon West master planned community of southwest Orange County.

Kelly, Collins & Gentry of Orlando submitted the land development plan for the project called Silverleaf South Lot 1 Multifamily in mid-March on behalf of the Indiana-based developer. The property is in the Silverleaf PD-RP (Planned Development-Regulating Plan).

Silverleaf is a mixed-use development project — assembled by Sun Terra Communities in 2019 — spanning 563 acres near Hamlin Town Center — which anchors the larger Horizon West Town Center area. The apartment community is part of a larger Silverleaf subdivision, according to plans.

Efforts to reach representatives of Thompson Thrift were not successful. Its website says the company is a national leader in development, construction and management of upscale apartment communities and luxury leased homes. The site lists 15 residential properties in Florida and one in Central Florida: Standard441 in Lady Lake.

Construction would take place in a single phase on the approximately 12 acres owned by Hamlin Partners at Silverleaf LLC, an entity tied to Winter Garden’s Boyd Development, the company behind Hamlin Town Center. The land on the shores of Lake Ingram is on Porter Road west of State Road 429.

Plans show five four-story, elevator-served buildings, with 128 one-bedroom and 192 two- or three-bedroom units. There are 503 surface parking spaces and 56 indoor spaces across seven eight-bay garages. There are 20 indoor and 24 outdoor spaces to park bicycles.

The Silverleaf PD regulating plan requires a minimum of 7% of the area as open space. The project designates 1.765 acres (15%) as open space derived from amenity areas of .78 acres (active space) and landscape areas of .98 acres (passive space).

Plans show a centrally located 12,398-square-foot amenity space with no listed features. A 10,346-square-foot amenity space in the southwest corner lists a dog park and pickleball court. No details are listed for a feature area in the northeast corner.

The community wraps around an existing pond on the north side and borders another on the west side. Plans call for retaining walls around the ponds along with railings where they’re adjacent to pedestrian walkways.

Although plans for Silverleaf South provide few details about amenities, the Thompson Thrift website shows five product lines — with the Metro its only four-story apartment building.

The site says the Metro is a high-density apartment building that allows for a variation in shape with units accessible via interior corridors and elevators. The line features options for an integrated clubhouse, ground floor retail space, courtyards and amenities including pool, fitness center, gathering areas, grilling stations and dog parks. Units feature a balcony or ground floor patio.

Other firms involved in the project are ECS Florida of Orlando as geotechnical engineer, Allen & Company of Winter Garden as surveyor, Landscape Architectural Services of Port St. Lucie and Studio M Architecture & Planning of Indiana.

Horizon West consists of five mixed-use villages and a town center surrounded by greenbelts. Together, those areas contain about 20,704 acres, with 11,850 developable acres. The concept was adopted in 1995, and Horizon West is the fastest-growing community in unincorporated Orange County.

Pulte received approval last fall from the county to develop 304 fee-simple townhomes on Horizon West Village I at the corner of Avalon and Hartzog roads. And Z Development Services is awaiting approval from the county for 40 single-family lots on a nearly 100-acre property at 17802 Old YMCA Rd.
