It didn’t take long for multiple offers to come in for a $3 million home in Windermere.
“We were on the market for four weeks last year, and we had a lot of interest but nobody that was pulling the trigger,” said Ken Pozek, broker-owner of the Pozek Group, so the sellers decided to take it off the market for a bit and relist later.
It paid off.
“We had eight showings and two offers in the first week, and we went with the cash offer.”

The Keene’s Point home sold for $2.948 million, just under the list price of $2,987,500. The speed of the sale somewhat surprised Pozek.
“In that price point, there’s a lot of inventory right now. But when you look at the inventory, there wasn’t much that had the views and some of the things this home had.”
The house was built in 2003 but has had several updates since, which set it apart from others on the market.

“Since the first owner owned it and built it custom at the time, everything has been changed, kitchen, floors, bathrooms, lighting, windows, pool,” Pozek told GrowthSpotter, adding owners have also updated systems like the HVAC and replaced the roof. “In Windermere, a lot of stuff built in the 2000s needs a lot of the things that this house [already] had.”
The pool used to be a small one tucked under part of the lanai, but it’s now much larger with amenities.
“It’s great. It had the sunshelf. It had the hot tub and a lap pool for anybody that wants to do that,” he said.
At 5,845 square feet, the home is big but does not feel cavernous.

“It’s definitely a spacious home where every room was a really good size, and yet it wasn’t so open concept that you felt like you had no privacy,” Pozek explained. “It was just really well-sectioned off right where I needed to be.”
With a gym, chef’s kitchen, and more, the house has everything.
“One of the things I thought of when I first saw it was that it just had something for everybody, depending on what you’re looking for,” he said, “It was just a really great overall, whatever you’re into, you had something there for you.”
Two of the five bedrooms are main-floor suites with the primary and two other bedrooms on the second floor.
“[The primary] had access to the second-floor decking so you could go out and enjoy the views at night, which is great,” Pozek explained. “You had a walk-in shower, soaker tub, and a living room inside of the primary as well. It was a massive suite.”

It was the proximity to Lake Burden that Pozek said sold the house.
“It was lake view, but not on the lake — so you had this gorgeous view that usually somebody would pay $5, $6, $7 million for, but you’re actually golf course frontage with lake view behind it,” Pozek explained. “I think there are less than 10 houses in the entire neighborhood of 1,100 that have that kind of view, so it was a really special house.”
Being able to see the sunset but not being able to have a boat kept the price down.
“This same house, 100 feet towards the lake, sitting on the lake, would have been another $1.5 to $2 million more.”
The views are what Pozek said the sellers are reluctant to leave.
“This house had the most picturesque backyard,” he said. “That’s the thing they’re going to miss the most is having dinner with the family and looking out over the lake as the sun sets.”
Public records show the sellers are George and Paige Couros, and the buyers are Sean and Ellen Fitzpatrick.
“These are out-of-town buyers moving local, so they were looking for something special, and I think they found it.”
