Strategic Property Partners announced that Solomon Partners, L.P., a leading investment bank headquartered in New York, has signed a new direct lease and expansion at Thousand & One, the signature office building in Water Street Tampa.
The firm, which operates from New York, Miami, Chicago and Tampa, had previously occupied the space under a sublease. Its decision to remain and expand signals a deepened investment in the Tampa market and confidence in the city’s growing financial ecosystem.

With Solomon Partners’ new agreement, Thousand & One is now 92% leased, underscoring both tenant retention and momentum in Tampa’s Class A office market. According to SPP, 36% of the building’s tenants are new to the region, reflecting Water Street Tampa’s continued draw for national and international firms seeking a foothold in the Southeast.

Franklin Street, which leads leasing efforts for Thousand & One, emphasized the broader market signal behind the move.

Of the building’s 360,000 square feet, just 24,000 remain available, including a rare opportunity for a full-floor buildout, signaling continued high demand in Tampa’s premier downtown corridor.
