With supply tight, Coral Gables homes in hot seller’s market

The Coral Gables single-family home market is in a seller’s market, attracting local and out-of-state buyers alike with its walkability, greenery, schools, retail and restaurants, according to Rafael Beltran with The Opes Group at Compass.

The median price for a single-family home in Coral Gables is about $2.7 million, he shared, an increase of 23% year-over-year.

“Coral Gables is currently in a seller’s market, meaning there is not a lot of supply and there is a very high demand, which has been driving the price up the last couple of years,” Mr. Beltran said.

“There is a high demand, especially from people moving out of the state, who’ve been relocated to Miami,” he continued. “Coral Gables is a very sought-after neighborhood because you have a little bit of everything: The location is fantastic, the neighborhood itself is great, it offers a good quality of living, you have walkability, you have a lot of greenery, you have these iconic banyan trees, arts in Coral Gables. You have a lot of old trees, and that’s very appealing to people, and also you have a Mediterranean, Spanish colonial style type of home, which is also very attractive to people from out-of-state.”

The community’s proximity to Brickell and Coconut Grove, retail, dining and top-tier schools also make it appealing to buyers.

“And due to the massive migration we’ve been seeing from out-of-state buyers and also local buyers, there is a very high demand, and since there is not a lot of inventory currently for sale, people are willing to pay top dollar to get into a neighborhood, so that’s what’s driving the prices up,” Mr. Beltran said.

There’s five months of supply in the Coral Gables’ single-family home market, he noted, which “basically translates into a very low supply of properties currently for sale in a very high demand.” In addition, he said, the estimated days to contract is 26 days, “meaning that since the moment a property hits the market for sale until the moment that contract is signed, you’re looking at 26 days, which is very, very fast.”

“And the pending sales also have been coming up,” Mr. Beltran said, “meaning there are more pending sales this year than what it was last year in the same month, so it increased 17% compared to the same month last year. That implies that it’s a growth on the sale for the market.”

With less space for new construction, he expects prices to continue going up.

“You have everything in there,” Mr. Beltran said. “I don’t think you have to leave Coral Gables for anything you want to do, so it’s the right place for you to live when you’re young and also to stay all the way until you retire. It’s a great place for you to live in your early stages when you’re professional. It’s great to raise a family, and it’s even great to retire because you have so many parks and golf courses, and again, you’re just minutes away from everything, including the airport or Brickell. And then you see every day there’s more and more things coming to Coral Gables, so I think that’s going to continue driving prices up.”

Joanna Jimenez, also with The Opes Group at Compass, added that “there’s a lot of families right now that are looking to purchase it for land value and build their new construction home in Coral Gables.”

Mr. Beltran said he thinks the outlook “is going to continue being great.”

“I don’t think this trend that we’ve seen is going to go down,” he said. “I think the demand is going to stay steady, and we’re going to continue seeing growth and everything in the area.”
