Orlando-based Pineloch Management Corporation recently broke ground on a multi-tenant building within its planned retail development at the intersection of Old Highway 50 and Hancock Road in Clermont.
With a portion of the project dedicated to future tenants in Orlando Health and Pacific Dental, the neighboring 1.29-acre lot is being prepped for a potential quick-service restaurant and retail location.
Pineloch Vice President Jimmy Caruso said the land for the development has belonged to his family for over 90 years, with their business deciding to sell all nearby residential land to Taylor Morrison in 2013 while retaining prospective commercial properties.
The retail development began with the opening of Circle K adjacent to the multi-tenant portion of the property.
“We started developing the seven-acre site about three years ago when we landed Circle K as our first tenant,” Caruso said. “The second phase, which we started construction on in September, will be a medical office building with Orlando Health and Pacific Dental. This will leave us with one pad, which we’re now bringing to the market.”

The available 1.29-acre lot has two potential designs, with one concept plan showing an 11,232-square-foot retail building and a separate plan showing a 7,631-square-foot retail building and a connected 2,182-square-foot QSR. The restaurant concept plan also contains infrastructure for a drive-thru end cap.
“We’d love to see a restaurant or service-oriented retail use that complements the surrounding neighborhood and serves the growing population,” Caruso said. “We’re open to letting the market guide that — but given the medical synergy on site, additional healthcare or wellness uses would also be a great fit.”
Located less than two miles from the major retail corridors at SR-50 and U.S. Highway 27, Caruso said the development is in an ideal spot for potential visitors and residents after years of recent growth in the area.
“We wanted to see the surrounding infrastructure and residential development to mature before moving forward,” Caruso said. “Now that the area’s really come to life, the timing was right — and the project has been very well received.”
Caruso said he expects to deliver the building shell in the first quarter of 2026 and have tenants open for business “sometime around the first quarter of 2027.”
Two miles up Hancock Road, at its intersection with the Florida Turnpike in Minneola, several other retail development projects are in the works.

Earlier this year, a site plan was filed for two big box retail stores that are set to feature as anchor locations within the Hills of Minneola’s planned town center, Minneola Marketplace.
Though the developer has not yet identified the stores, the site plan and building footprints are nearly identical to a proposed side-by-side Walmart Supercenter and Sam’s Club project in Davenport back in April.
The 74-acre mixed-use Minneola Marketplace site — set to include four out-parcel lots, a convenience store, a gas station, luxury multifamily apartments and the two big-box stores — will be developed by SunTerra Communities, based out of Oviedo.
Winter Garden brewery Crooked Can Brewing Company also recently broke ground on a 42,000-square-foot mixed-use brewery, food hall and taproom facility.
The new facility will be the first retail location within the 96-acre Hills City Center commercial development, one of two planned commercial hubs within Hills of Minneola, along with Minneola Marketplace.
