Have you heard about Visions Orlando Resort & Spa? It’s a new vacation home resort coming to Orlando that will include 132 townhomes, 48 single-family homes, a roughly 150-room condo-hotel, about 400 vacation loft units and 107,000 square feet of retail space, according to the Orlando Business Journal.

The project will also include a 10,000-square-foot clubhouse featuring a fitness center, wellness facilities, a restaurant and bar, concierge services, a movie theatre, a golf simulator, sports courts and resort-style pools. Uh…that sounds AMAZING!

According to the Orlando Business Journal, developers of the $360 million Visions Orlando Resort & Spa have secured a $101 million construction loan to advance a brand-new vacation home resort in Osceola County. The project’s first phases have already sold out, and work continues.

The project has been in the works for years. In 2023, it had a $170 million price tag, but it is now a reported $360 million development. The financing from New York will support continued development of the 70-acre project off Osceola Polk Line Road in the Four Corners area. The resort’s first four phases, which feature 460 units, are already sold out.

“Visions Orlando represents exactly the type of thoughtfully designed residential community we look to support,” managing director of origination at S3 Capital, Steven Jemal, said in a statement. “From a lender’s perspective, the presale-driven capitalization provides significant downside protection while the underlying tourism dynamics support long-term liquidity and buyer demand.”

“Having worked closely with the sponsorship team on Visions Orlando, we understood early on that this was not a conventional construction financing assignment,” Schachter said. “The project combines substantial pre-sales, a differentiated hospitality-oriented residential concept and an experienced development team. S3 Capital recognized the strength of the business plan and delivered a $101 million facility structured around the project’s multi-phase execution strategy.”
