New report details condo milestone inspections across Florida
WEST PALM BEACH, Fla. —
A new state report highlights structural concerns uncovered during Florida’s condo milestone inspections conducted in 2024 and 2025, with several buildings deemed uninhabitable and evacuations confirmed.
The inspections are required under a state law passed after the 2021 Surfside condo collapse, mandating milestone inspections for all condominium or cooperative buildings that are 30 years old or older and have three or more floors.
The process is divided into two phases. Phase one involves a visual inspection of a building’s structure by a licensed engineer or architect. If signs of serious deterioration are found, the building moves to a more detailed phase two inspection.
Statewide, more than 1,500 buildings underwent the in-depth phase two process. Between 2024 and 2025, 54 buildings were deemed uninhabitable.
According to the report, only five buildings were confirmed to have been evacuated. St. Lucie County saw the most evacuations in 2024, with three occurring at the Villa Del Sol community in Jensen Beach.
