Fisher Island may have just lost its status as the nation’s priciest ZIP code, but that doesn’t mean there’s any shortage of multimillion-dollar condos in the wealthy enclave.
A five-bedroom, 7,600-square-foot unit in Fisher Island’s Palazzo Del Sol condo building was just listed for $36.25 million. The unit was purchased from the building’s developer in 2016 for $11.7 million, according to county records.
The listing agent is Jill Eber of The Jills Zeder Group, one of Miami-Dade’s top luxury brokerages. Eber said “there’s definitely a lot of interest” in Fisher Island, and she’s “closed many deals this year there.”
Eber said the island’s amenities, as well as its privacy, appeal to wealthy buyers. The island is only accessible to residents and their guests, as well as members of the Fisher Island Club. The community, where celebrities like Oprah Winfrey and Julia Roberts have owned homes over the years, is only reachable by boat or helicopter.
The median home sale price on Fisher Island is $8.3 million, down from $9.5 million in 2025, according to a recent report from PropertyShark. The exclusive island was edged out of the top spot on this year’s list by Atherton, California, where the median sale price is over $9.9 million.
The listed condo has nearly 2,500 square feet of outdoor terrace space with views of Biscayne Bay, Miami Beach and the Miami skyline. Fisher Island has about 800 condo units, about 50 of which are in Palazzo Del Sol, a luxury condo building on the island’s northern side.
The condo’s listing price is on par with a new ultra-luxury development on the island, The Mansions at Fisher Island. Three under-construction single-family homes are listed for around $34 million each. The homes, which range from 8,500 to 15,800 square feet, are being built on one of Fisher Island’s last developable parcels of land.
Another parcel on Fisher Island that developers are looking to build on is the island’s fuel depot. The property has been at the center of a multimillion-dollar legal battle after group of developers bought it last year with plans to build luxury condos on the site. The county is trying to buy the property back so it can continue to supply fuel to PortMiami.
