The first model homes are now under construction at Kingston, a conservation community that represents one of the most exciting master-planned developments in Southwest Florida.

Three leading homebuilders — Pulte Homes, Lennar and Neal Communities — are constructing model homes in Kingston South, a dynamic, multigenerational neighborhood that will feature 3,625 homes designed around connection and recreation. The neighborhood’s extensive list of amenities built by Cameratta Companies will include an indoor sports complex and outdoor recreation spaces, a signature saloon for live entertainment and casual dining, and a resort pool oasis with waterfalls and water slides. Cameratta Companies is partnering with WMG Development to construct commercial space for shopping, dining, wellness and local services at the main entrance to Kingston South.
The builders in Kingston have been carefully selected to complement each other and provide a variety of housing options. Pulte is offering single-family homes from three design collections that range in size from 1,518 to 4,272 square feet. Lennar will build villas and single-family homes from four collections ranging from 1,462 to 3,945 square feet. Neal will be featuring villas and single-family homes from five collections ranging from 1,433 to 4,443 square feet.
Adjacent to Kingston South, Cameratta Companies has partnered with Taylor Morrison to build Esplanade at Kingston, a 1,285-home lifestyle community featuring resort-inspired amenities, wellness-focused programming and curated experiences to enrich everyday life. The community will offer 14 distinctive floor plans across four collections of condos, villas and single-family homes that range in size from 1,329 to 4,591 square feet. Esplanade’s on-site amenities include a spa and resort pool meticulously designed to maximize relaxation, wellness center with modern training spaces and a world-class culinary center that accommodates a range of dining options and space for cooking classes, wine tastings and culinary experiences.

Enrollment preferences will be provided to residents of Kingston. Phase 1 of the school is scheduled to open in 2028.
