After amassing dozens of parking lots across downtown Tampa, the family behind 717 Parking is ready to begin building on some of that land, starting with a new mixed-use project in the Channel District.
In an interview with the Tampa Bay Times, 717 Parking co-owner Jason Accardi said hist team is exploring plans to convert a lot at 223 N. 12th St. into a high-density development with housing, retail and possibly a hotel.
“We want to do something different than what everyone else has done in the Channelside District,” he said. “From a design perspective we’re going to try to be unique to others.
This is the first stage of a new chapter for the family’s real estate empire.
“My brother and I have been in the parking business for 36, 37 years now,” he said. “Our intent has always been to eventually develop certain sites and it’s just time for us to do it now.”
Accardi stressed that the Channel District project was still in the very early stages and details about what exactly would be built and how big it would be were still up in the air.
He said they will likely ask for a zoning change on the property to allow for more density, and would begin seeking city approvals sometime next year.
The explosion of new growth in the Channel District and nearby Water Street shows there is strong demand for that location, Accardi said. He noted that their lot was one of the remaining last parcels in the district.
“We’re strategically trying to place future development on really good sites and really make Tampa shine,” he said.
