Moishe Mana with 110 Southeast Sixth Street (Colliers)
Moishe Mana is taking a break from his downtown Miami buying spree, dropping $89 million on a Fort Lauderdale office building in one of the priciest office sales in Broward County this year.
An entity linked to Mana’s firm, Mana Common, bought 110 Tower, a 777,250-square-foot property at 110 Southeast Sixth Street, records show. The deal penciled out to $115 per square foot. The site includes a 30-story building built in 1997 and renovated in 2015, as well as a parking garage.
Mana financed the acquisition with $66.3 million in two notes from City National Bank of Florida, according to Vizzda. The seller is an entity linked to Gem Realty Capital, which acquired the property for $112.9 million in 2016.
The deal comes as Broward’s office market showed signs of stability during the second quarter, despite recording 57,400 square feet of negative absorption, according to Colliers. Vacancy held steady at 13.2 percent while leasing activity was healthy, totaling more than 570,000 square feet and bumping the year-to-date total to 1.2 million.
Investors remain selective, showing preference for new, high-quality assets. Older suburban offices are a blind spot in Broward, where 37 blocks of 20,000- to 30,000-square-foot space are available, The Real Deal previously reported.
Mana’s latest acquisition marks one of this year’s largest Broward County office deals. Earlier this month, Memorial Healthcare System acquired a 254,000-square-foot office complex in Hollywood for $69 million. In January, an entity linked to Midtown Capital Partners paid $44.5 million for an office property in Pembroke Pines.
Mana is downtown Miami’s largest landowner with more than 80 buildings in the Flagler Street corridor. In July, the billionaire developer acquired $33 million in downtown Miami properties over the span of 10 days. Some of his largest buys include the $110 million purchase of the One Downtown office tower in March and the $74 million acquisition of Museum Tower in 2023.
