A proposed $1.11 billion financing package could help restart construction at Mercedes-Benz Places Miami, the stalled development in Brickell that carries the German automaker’s name.
The lead lender is J.P. Morgan with an $860 million construction loan, while Nuveen Green Capital is reportedly providing approximately $250 million in additional financing, Commercial Observer reported.
Term sheets have been signed, but the transaction has not closed. Sources told the Commercial Observer that a closing is expected before the end of 2026. That leaves the proposed funding as a potential path forward rather than a completed rescue of the project.
The development has faced a construction stoppage and foreclosure proceedings. Floridian Development reported that work remained stalled and that the proposed financing could allow crews to return if the deal closes as planned. A construction restart has not been confirmed.
JDS Development Group, the original developer, is now working with Fontainebleau Development, led by Jeffrey Soffer. According to Commercial Observer, Fontainebleau joined the project earlier this year after it became embroiled in a foreclosure lawsuit.
Nuveen’s portion would use Commercial Property Assessed Clean Energy financing, commonly called C-PACE. The program provides capital for eligible building improvements, including energy efficiency, water conservation and, depending on the jurisdiction, storm resilience. It can also support qualifying elements of new construction, according to Nuveen Green Capital.
The project represents Mercedes-Benz’s expansion into the US branded residential development. Its official website identifies JDS as the developer of the automaker’s first residential project in North America.
For now, the financing negotiations offer a possible route out of the construction standstill. Whether that translates into renewed work depends on completing the transaction.
