KB Home’s Orlando division on Sept. 28 closed on a 40-acre Apopka property located less than a mile north of State Road 414 that is planned for more than 100 homes. The Los Angeles-based builder acquired the Apopka property from Marvin Wayne Reid and Susan Thomas Reid for $7.1 million.
KB Home anticipates an April 2027 grand opening there for Sheeler Park, a 109-homesite community that includes 98 lots measuring at least 60 by 120 feet and 11 measuring at least 80 by 120 feet. The plan also assigns 8.13 acres to stormwater management. San Antonio-based civil engineering firm Pape-Dawson prepared the plan, which shows the main entrance on Sheeler Avenue opposite Dumbridge Street and a separate emergency access farther north.
Homes will range from approximately 1,500 to 3,000 square feet in a single product line.
If the home design provided by KB Home looks familiar, that’s because it’s also offered at Laurel Oaks, another KB Home community that opened in June 2024 in northern Apopka. There will be eight floor plans available at Sheeler Park, and the one shown here is a 2,033-square-foot, single-story design that pairs a recessed front entrance with a front-facing two-car garage. Gables above the entry and garage give the facade depth, with vertical accents beneath the larger gable.
Inside, an open kitchen and adjoining living area keep cooking and gathering spaces connected. A breakfast bar provides a spot for casual meals and a walk-in pantry adds storage. The split-bedroom layout sets the primary suite toward the back of the home for privacy, with a walk-in closet.
Sheeler Park’s planned amenities include a playground and walking trails. The site plan sets aside a 0.74-acre park and shows a jogging trail beside the stormwater area.

Sheeler Park advanced through city review in January. Apopka’s City Commission approved the development plan May 20 in a 4-1 vote.
This forthcoming community adds to KB’s recent land purchases in a city where its existing projects include the 121-homesite Laurel Oaks off Plymouth Sorrento Road.
KB Home acquired another Apopka site last month, paying $4.2 million for approximately 23 acres at 3100 Ondich Road, where it plans to build the 67-home Everly Estates, as GrowthSpotter reported Sept. 11. The site is about 1.5 miles north of the Kelly Park Road interchange with State Road 429, and KB Home has more deals on the horizon in the Kelly Park area.
KB’s latest acquisitions in this part of Central Florida come as Apopka’s population growth outpaces Orange County overall. University of Florida Bureau of Economic and Business Research estimates put the city’s population at 66,580 in April 2025, up 21.3% from the 2020 census count of 54,873. Orange County grew about 7.4% over the same period. Apopka added an estimated 4,760 residents between April 2024 and April 2025 alone, according to figures published by the city.
Employment has grown as well. Apopka’s Economic Development Department reported in its August newsletter that employment increased 12.9% between 2020 and 2025, citing workforce data from Lightcast. The department reported more than 20,500 jobs in the Apopka area, with major industries including construction, retail, transportation and warehousing and health care.
Plans for Everly Estates call for homes ranging from 1,856 to 3,016 square feet, with prices projected to start in the high $390,000s to low $400,000s and a March 2027 grand opening. A walking trail and dog park are planned.
Everly Estates also will bring larger sewer and reclaimed-water lines to Ondich and Plymouth Sorrento roads. Under an agreement approved by Apopka commissioners Aug. 19, the developer will install pipes sized to serve future growth. The city will credit verified additional material costs, estimated at $194,537, against the project’s utility capacity fees after accepting the completed work.
Meanwhile, KB’s Orlando division is making land purchases extending into neighboring Lake County. The company closed Sept. 17 on land for the 184-home Landings at Lake Lucille near Leesburg.
KB paid $5.52 million for the 71-acre property, located east of U.S. Highway 27 along Dewey Robbins Road, GrowthSpotter previously reported. Prices are projected to start in the mid-$300,000s, with an April 2027 grand opening.
Landings at Lake Lucille will have two product lines. Homes on 55-foot-wide lots will range from 1,707 to 3,016 square feet and include one- and two-story designs. Larger, 100-foot-wide lots will accommodate single-story homes ranging from 1,865 to 2,609 square feet. Plans include a playground and walking trails.
