A not-yet-completed megamansion on Miami’s exclusive Indian Creek Island—nicknamed the “Billionaires’ Bunker”—has just hit the market, and it could rewrite the real estate record books in South Florida. Listed at $200 million, the limestone-clad abode would top Vladislav Doronin’s $120 million sale of a Star Island home to healthcare tech entrepreneur Michael Ferro earlier this year, potentially becoming the most expensive property in Miami-Dade County. Spanning nearly 28,000 square feet, the nine-bedroom behemoth offers sweeping Biscayne Bay views and a 135-foot dock specifically built to accommodate large yachts.
The waterfront spread belongs to Dr. Aaron Rollins, a cosmetic surgeon who created the AirSculpt body-contouring procedure, and his wife, Marine Rollins, a Miami real estate agent, the Wall Street Journal reported. The couple purchased the vacant parcel in 2020 for more than $30 million—it was once owned by legendary musician Julio Iglesias—and spent the past several years bringing their vision for a palatial South Florida residence to life.

On Indian Creek Island, Rafauli approached the project as a unified vision, shaping the architecture, interiors, and landscaping to flow seamlessly together.

Set on nearly two acres with 200 feet of pristine Biscayne Bay frontage, the estate offers an unparalleled wish list for the ultra-wealthy: along with all the expected rooms and practical elements, it features a private jazz lounge, a double-height library with a hidden passage, a striking 1,500-gallon aquarium separating the kitchen and dining areas, and a luxurious spa suite complete with a Himalayan salt wall sauna, steam room, and hair and makeup salon. The primary suite occupies half of the second floor, offering sweeping water views and complete privacy.
