Not seeing a convoy of moving vans these days in the neighborhood?

You’re not alone.

According to a comprehensive study by Point2Homes, using the latest U.S. Census residential mobility data, only 11% of Americans (37,045,761 residents) have changed residences in 2024, the lowest rate ever recorded.

Florida is just slightly higher at 12%, meaning more than 2.7 million in the state changed their address this year, ranking third overall, just behind Texas and California in total number of people moving, but only 34th overall by percentage.

Florida also attracted the largest number of movers from other states, roughly 573,800 people, or 20.6% of its total move-ins.

Miami had the state’s most out-of-state movers (by percentage) coming in with a 19.4% share, higher than Jacksonville (17%) and Tampa (16.7%).

According to the report, the moving slowdown has been reflected in rising housing costs and mortgages; wavering job security; more remote working; and many feeling settled where they are.

There were fewer long moves in 2024, the study showed. Of those who did move, only 19.3% changed states in 2024, compared to 20.1% the year before.

The national 11% move rate in 2024 reflects a dip from 14.3% just 10 years prior and a big slip from the 20% who were changing residences each year in the 1960s.

New Jersey and New York are the two states with the lowest mobility rates in 2024, indicating either that those residents are satisfied with their homes and communities, or they feel stuck and don’t really see better options.

Analyzing the medium-sized U.S. cities, Cape Coral, Fla., and Chesapeake, Va., boast the highest shares of out-of-state movers at 41.4% and 40.5%, respectively.

On the other side of the spectrum, in Hialeah, only 0.1% of all the movers crossed state borders to get there.

Among the small U.S. cities, no fewer than five are looking at more than 50% of all movers joining the city’s residents from other states: In Union City, N.J., 63.6% of movers are from out of state, followed by The Villages in northwest-central Florida (61.7%); Horizon West in southwest Orange County (60.5%); Nashua, N.H. (58.5%); and Madison, Ala. (50%).

By the way, Hialeah and San Bernardino, Calif., have attracted the highest shares of renters out of all movers who came to these cities from other states. In fact, 100% of the movers who joined these communities from other states in 2024 were renters.

On the other hand, Cape Coral on Florida’s west coast; Chesapeake, Va,; Port St. Lucie; were among the top cities that have attracted the highest shares of owners: More than 50%, and up to 80% of all the movers coming from other states are homeowners.
