Part of a car dealership in Broward County could be redeveloped to make way for a mixed-use venture with residences and retail.

Mill Creek Residential wants to move forward with Modera Pompano Beach (or Modera Pompano by some sources), an eight-story apartment complex with 347 units. Residents would have access to various on-site communal amenities (with some centered around a courtyard), along with an eight-story parking garage with 457 spots.

In addition to the residences, plans call for 10,600 square feet of ground-floor commercial space. The ground level will also host the apartments’ lobby, leasing office, and other operations. At the time of publication, information about potential retail tenants was limited.

As noted, Modera Pompano Beach would occupy part of a 6.5-acre car dealership. Mill Creek Residential is seeking approval to have 3.88 acres of the larger site rezoned from General Business (B-3) to Planned Development-Infill (PD-I).

Pompano Real Estate Investments LLC owns the property, although Gunther Volkswagen operates the dealership. Dorsky + Yue International is the architect. According to BLDUP: The plan also includes extensive landscaping and streetscape improvements better to integrate the project into the surrounding urban fabric and support nearby public transit access.”

Modera Pompano Beach would occupy 855-909 S Federal Highway, Pompano Beach, Florida, 33004, in Broward County.
