Rosso Development, Midtown Development, and Proper Hospitality have secured approval from the City of Miami’s Urban Development Review Board for Midtown Park, a transformative $2 billion master plan that will reshape Miami’s Midtown neighborhood into a connected, walkable destination linking Wynwood and the Design District.

Located at 3055 North Miami Avenue, the 1.2 million-square-foot development spans five acres and will be built in two phases. Designed by Arquitectonica, the mixed-use community will introduce residences, offices, retail, restaurants, public plazas, and one of the largest racquet and padel destinations in the country, operated by ULTRA Padel.

Once complete, the plan will deliver 924 residential units, 60,000 square feet of office space, and more than 120,000 square feet of designer retail. The layout prioritizes public space and pedestrian connectivity, centered around two major plazas and landscaped streetscapes. The master plan includes two 28-story towers, two 17-story towers, and a low-rise retail building. As construction begins, a temporary two-acre ULTRA Padel pop-up will activate the site.

This project will transform a long-vacant five-acre site into an activated social hub that seamlessly links the Design District, Midtown, and Wynwood.”

The first building within the approved master plan will be Midtown Park Residences by Proper, a 28-story tower designed by Arquitectonica with interiors by Meyer Davis Studio. The building will feature 288 Proper-branded residences ranging from studios to three-bedroom homes, including penthouses with private rooftop gardens and pools.

Amenities total 40,000 square feet and include a tropical pool deck with a signature restaurant and bar, a private pickleball court, fitness center, yoga and meditation garden, spa pool, co-working spaces, kids club, and a vegetable garden designed by Naturalficial. Residents will have access to curated cultural programming through a Proper Culture Concierge, along with exclusive access to events across Proper Hospitality’s global portfolio, including the recently opened Shelborne by Proper on Miami Beach.

Midtown Park Residences by Proper will be exclusively represented by Fortune Development Sales, with pricing starting in the low $600,000s. Completion is anticipated in 2028.
