Miami’s real estate prices are high—record-breakingly high, according to a new report.

PropertyShark recently released their annual 100 most expensive zip codes in the United States report based on actual closed-sale data, and not active listings, according to PropertyShark.

In 2025, the minimum median sale price to make the top 100 was $2M.

This is no easy feat, as five years ago less than 50 zip codes reached that threshold. This year, a record 10 zip codes surpassed $5M.

Leading the nation was none other than Key Biscayne’s neighbor Fisher Island zip code, 33109, with a $9.5M median sale price.

This marks Florida’s first #1 finish on the list, dethroning longtime winner California (Atherton, 94027) and New York (Sagaponack).

California still placed second, however, taking up eight spaces on the top ten list. New York’s Sagaponack closely followed in third, marking its 10-year anniversary as the state’s most expensive zip code.

After last year’s record-breaking median home price of $5.75 million, Fisher Island prices jumped by an exponential 65%.

The most expensive home was bought for almost $23.7 million by Miami lawyers William and Julian Charouhis. The area’s top single-family home followed shortly behind at $21 million for an 11,000-square-foot unit with six bedrooms.

Even the cheapest property in the area was sold for quite a bit, totaling a $1.41 million sale.

Atherton’s (CA) most expensive sale came out to $51.5 million, but overall was still unable to keep their top spot on the list.

Another Florida spot, Boca Grande (33921) also made the top 100 list, landing in 21st place with a $3.49 million median.
