Both long-term rentals (leased for more than six months) and short-term rentals (leased for six months or less) must register.<\/p>\n<p>Long-term rentals:\u00a0$35 per property per year<br \/>\nShort-term rentals:\u00a0$350 per property per year<\/p>\n<p>Renewals are based on the date you first registered \u2014 not January 1. Penalties cannot be reduced by the Special Magistrate.<\/p>\n<p>Yes. Registering a short-term rental as long-term (or not registering at all) can result in serious penalties:<\/p>\n<p>First offense: $1,000<br \/>\nRepeat offenses within 36 months: $2,000<\/p>\n<p>Before registering, check if you already have a\u00a0Citizen Self Service (CSS)\u00a0account from a previous permit or registration.<br \/>You\u2019ll need:<\/p>\n<p>An active email address and password for account setup<br \/>\nContact details (email, phone, mailing address) for the owner or property manager<br \/>\nThe property address<\/p>\n<p>If your property manager changes, or you stop renting, notify the city within 30 days at\u00a0<a rel=\"noopener nofollow\" href=\"https:\/\/www.capecoral.gov\/mailto:RentalRegistrations@CapeCoral.gov\" target=\"_blank\">RentalRegistrations@CapeCoral.gov<\/a>.<\/p>\n<p>Renewals can be done online beginning January 2, 2026 at\u00a0<a href=\"https:\/\/www.capecoral.gov\/departments\/city_clerk\/rental_property_registration.php\" rel=\"nofollow noopener\" target=\"_blank\">CapeCoral.gov\/RentalRegistration<\/a>. You\u2019ll get an email reminder 30 days before your renewal date to log in and pay your fee.<\/p>\n<p>Before registering, confirm whether your property qualifies as long-term (more than six months) or short-term (six months or less).<\/p>\n<p>If you registered incorrectly, contact\u00a0<a rel=\"noopener nofollow\" href=\"https:\/\/www.capecoral.gov\/mailto:RentalRegistrations@CapeCoral.gov\" target=\"_blank\">RentalRegistrations@CapeCoral.gov<\/a>\u00a0immediately to update your record.<\/p>\n<p>A\u00a0residential rental property\u00a0is any dwelling or living unit rented or leased to another person or entity. This includes apartments, condos, and single-family homes.<br \/>It\u00a0does not\u00a0include:<\/p>\n<p>Units owned by federal, state, or local housing programs<br \/>\nHotels or motels<br \/>\nLicensed community residential facilities<\/p>\n<p>It refers to any arrangement \u2014 written or verbal \u2014 that allows someone else to occupy the property. You don\u2019t need to submit a copy of the agreement when registering.<\/p>\n<p>Yes. If your property has a homestead exemption, you must contact the Lee County Property Appraiser to confirm whether your exemption still applies.<\/p>\n<p>If you rent a property that has a homestead exemption, you must update your records.
