Restaurant Brands International<\/a>, which owns the\u00a0Burger King<\/a>, Popeyes, Firehouse Subs and Tim Hortons brands, is expanding its Miami office footprint with the help of a subsidiary of a French cosmetics giant.<\/p>\n

The Canadian fast-food holding company will take the entire second floor at 6100 Waterford District Drive, spanning 43K SF, from L’Or\u00e9al,\u00a0Bisnow has learned.<\/p>\n

The lease was first made public in\u00a0Savills<\/a>‘ fourth-quarter office report, and an RBI spokesperson confirmed the deal in a statement Tuesday.<\/p>\n

RBI’s\u00a0new office space is within the 250-acre Waterford Business District. It represents an expansion in the sprawling office park \u2014 the company’s corporate headquarters and Burger King’s corporate office\u00a0are located at 5707 Waterford Drive. RBI also has corporate offices in Toronto, Singapore and Zug, Switzerland.<\/p>\n

\u201cAs we continue to grow our business in the US and globally, we are expanding our restaurant support centers in Miami to allow each of Burger King and Popeyes to have dedicated space \u2014 just down the street from each other,\u201d an RBI representative said in a statement.<\/p>\n

The spokesperson added that RBI plans to renovate the space.<\/p>\n

The space used to\u00a0serve as the headquarters of Parbel, a perfume and cosmetics subsidiary of L\u2019Or\u00e9al. The company renewed its lease at the four-story, 163K SF office in 2019, Commercial Search reported at the time<\/a>.<\/p>\n

The lease term ends in August 2027, according to a JLL<\/a> marketing brochure provided to Bisnow. The space\u00a0has 233 workstations, 31 collaboration rooms and 10 open collaboration areas, according to the brochure.<\/p>\n

L\u2019Or\u00e9al did not respond to a request for comment.<\/p>\n

JLL brokers Ryan Levy and Iker Belauste, who represented L\u2019Or\u00e9al in the deal, declined to comment. Colliers’\u00a0Jonathan Kingsley, who\u00a0represented RBI in the deal, also declined to comment.<\/p>\n

While it was unclear when\u00a0the cosmetics company\u00a0began marketing the space, the deal was one of the largest\u00a0signed in the last quarter of 2025, according to Savills.\u00a0<\/p>\n

Roib Waterford LLC acquired the office building in 2021, along with two neighboring office buildings at 6303 Blue Waterford District Drive and 6505 Waterford District Drive, from MetLife<\/a> for $110M, according to records provided by Vizzda.<\/p>\n

The LLC is registered to Reggie Bell and Rajib Das. Bell, who is CEO of real estate investment company RealOp, and Das, CEO of merchant bank Lexington Park Group, didn’t respond to requests for comment.<\/p>\n

While Brickell, Wynwood and Miami Beach have captured much of the attention in Miami’s office market, the area surrounding Miami International Airport has emerged as a budget option for companies.<\/p>\n

Miami\u2019s\u00a0office asking\u00a0rents were\u00a0$63.06 per SF in the fourth quarter, according to Savills.
