The project has sparked pushback from residents who want the land preserved, citing concerns about storm surges, wetlands preservation, and the long-term effects on local water supplies.Tony Roncaioli, a resident living near Southwest First Avenue, voiced his concerns during a recent public meeting. Roncaioli\u2019s home is situated near the wetlands that separate his property from Redfish Pointe. He said these wetlands serve as a natural buffer during storm surges, helping to protect his home from flooding.&#8221;We&#8217;ve already seen what water can do. When we had two feet of water in the neighborhood, it wasn\u2019t pretty,&#8221; Roncaioli said. Environmental experts, like Matt DePaolis, director of environmental policy for the Sanibel Captiva Conservation Foundation, agree with Roncaioli\u2019s concerns. DePaolis highlighted the importance of wetlands in mitigating storm surges and maintaining water quality. &#8220;It&#8217;s really a two hit to the water shortage because wetlands are really the way that you recharge the aquifer,&#8221; DePaolis said. &#8220;More usage of that water, it seems pretty clear that that&#8217;s going to create a bigger drawdown.&#8221;Developers, however, argue that their proposal will not increase flood risks during storm surge events. A study released in September claimed that the development would not exacerbate flooding, though residents remain skeptical of the findings.The proposed project is expected to generate significant economic benefits, with developers estimating an annual $18.7 million in property taxes and over $1 billion in economic activity. Cape Coral city officials have not yet made a decision on the project, but the matter is expected to be discussed in an upcoming Planning and Zoning meeting.
