A proposed California ballot initiative targeting billionaires is sending big names tied to companies like Netflix, WhatsApp and Stripe fleeing for South Florida, The Post previously reported.<\/p>\n<p>Corcoran\u2019s Julian Johnston told The Post that the luxury market saw a huge rush of Palo Alto buyers and renters near the end of 2025.<\/p>\n<p>\u201cThey all only wanted to see properties that they could close before the end of the year,\u201d Johnston said.<\/p>\n<p>The newcomers are upping the ante on a growing trend of billionaires turning Miami\u2019s few, coveted Biscayne Bay lots into their very own waterfront fiefdoms.<\/p>\n<p>Large lots along Miami\u2019s Biscayne Bay corridors are increasingly hard to come by.  AmazingAerialAgency \u2013 stock.adobe.com<\/p>\n<p>Local luxury brokers told The Post that these high-net-worth clients roll into town expecting to buy substantial properties \u2014 but the task requires some DIY buy-outs, plus a whole lot of cash.<\/p>\n<p>\u201cI\u2019ve talked to a few buyers from New York, and they all have 1, 2 or 3 acres in the Hamptons, maybe they have an acre in Connecticut, but it\u2019s not common to get an acre in Miami Beach,\u201d Johnston said. \u201cYou\u2019ve got to assemble the land.\u201d<\/p>\n<p>Thanks to the growing popularity of South Florida\u2019s low-tax, high-rolling environment, such land has become a rarity over the last decade. Miami residents enjoy equal access to the city\u2019s sunny skies, but there\u2019s a limited supply of seaside homes, particularly those on the more prestigious western and southern lots.<\/p>\n<p>Two Jeff Bezos\u2019 three post-pandemic purchases on Indian Creek Island. MEGA<\/p>\n<p>The combined demand and limited supply is driving up prices\u00a0to eye-popping heights.<\/p>\n<p>Prices along the ultra-exclusive Indian Creek Island, also known as Florida\u2019s Billionaire Bunker, have doubled in recent years. The island\u2019s wealthiest resident, Jeff Bezos, <a href=\"https:\/\/nypost.com\/2024\/04\/02\/real-estate\/jeff-bezos-acquires-third-mansion-on-exclusive-miami-island-sparking-elite-envy\/\" rel=\"nofollow noopener\" target=\"_blank\">snapped up<\/a> more than $200 million worth of real estate there between 2023 and 2024.<\/p>\n<p>Companies opening offices in the business-friendly state since COVID-19, like Apple and Amazon, are bringing their wealthy C-suites with them. No one has made a bigger splash than hedge-funder Ken Griffin, whose Citadel and Citadel Securities <a href=\"https:\/\/nypost.com\/2025\/10\/12\/business\/billionaire-ken-griffin-says-citadels-chicago-exodus-was-not-hard-cites-crime-taxes\/\" target=\"_blank\" rel=\"noopener nofollow\">moved their global headquarters<\/a> to Miami\u2019s\u00a0Brickell\u00a0financial district from their longtime Chicago site in 2022.<\/p>\n<p>Ken Griffin plans to build a billion-dollar mega-estate in Palm Beach. MEGA for NY Post<\/p>\n<p>Griffin\u2019s <a href=\"https:\/\/nypost.com\/2025\/10\/13\/real-estate\/ken-griffin-wants-to-build-a-personal-megayacht-marina\/\" target=\"_blank\" rel=\"noopener nofollow\">residential investments across South Florida<\/a> include a two-parcel, $106.9 million Coconut Grove compound, as well as seven adjacent lots on Star Island worth a collective $169 million. Farther north, the billionaire has secured roughly 20 acres of Palm Beach properties to construct <a href=\"https:\/\/nypost.com\/2023\/10\/18\/inside-ken-griffins-plans-to-build-a-1b-megalith-property\/\" target=\"_blank\" rel=\"noopener nofollow\">a billion-dollar mega-estate<\/a>.<\/p>\n<p>Brokers said South Florida billionaires like Griffin have made a habit of introducing themselves next door when the desire for a new pickleball court strikes.<\/p>\n<p>\u201cI\u2019ve found over the past the past four or five years, it\u2019s been increasingly common for a property owner to buy their neighbor,\u201d Corcoran\u2019s Mick Duchon told The Post. \u201cBecause finding large lots with substantial amounts of water frontage in Miami Beach is very difficult.\u201d<\/p>\n<p>Johnston recalled one of his tech founder clients trying to snag a stubborn neighbor\u2019s home next door.<\/p>\n<p>\u201cShe laughed, and he pulled a checkbook out of his back pocket and said, \u2018I\u2019ll write you a check right now,&#8217;\u201d Johnston said. His client was successful. Another billionaire client of Johnston\u2019s agreed to buy a teardown property next door just to avoid the pain of noisy construction.<\/p>\n<p>\u201cThe billionaires just go next door and say, \u2018What is it going to take to get this property?\u2019\u201d Johnston said.<\/p>\n<p>Billionaire businessmen like Anand Khubani are purchasing multiple lots to build dream estates \u2014 then buying another property while they wait out construction. The Jills Zeder Group\/1 Oak Studios<\/p>\n<p>Owl Creek\u2019s Jeffrey Altman has snapped up three properties along Miami\u2019s North Bay Road, according to public records \u2014 one for a main house, one for a guest house, and another for a tennis court, spa and additional lodging.<\/p>\n<p>Along the same North Bay corridor, developer and <a href=\"https:\/\/nypost.com\/2025\/08\/21\/business\/meet-the-man-behind-celebrities-obsession-with-padel\/\" target=\"_blank\" rel=\"noopener nofollow\">padel entrepreneur<\/a> Wayne Boich shelled out $11.6 million in 2023 for his neighbor\u2019s waterfront teardown, the <a href=\"https:\/\/therealdeal.com\/miami\/2023\/01\/05\/wayne-boich-buys-waterfront-teardown-next-to-his-miami-beach-estate\/\" target=\"_blank\" rel=\"noopener nofollow\">Real Deal reported<\/a>.<\/p>\n<p>When these 1%-ers buy up plots for their future homes, they also need a home to live in in the meantime. One of Bezos\u2019 three Island Creek properties serves as his temporary home while his two lots on the other side of the island are under construction. <\/p>\n<p>Anand Khubani, the \u201cAs Seen on TV\u201d entrepreneur, <a href=\"https:\/\/nypost.com\/2024\/09\/25\/real-estate\/mogul-pays-record-breaking-100m-for-chunk-of-miami-island\/\" target=\"_blank\" rel=\"noopener nofollow\">spent nine figures on multiple parcels<\/a> in Miami\u2019s ritzy La Gorce neighborhood in 2024, and promptly purchased a $40 million property on North Bay Road while his family\u2019s future estate comes together.<\/p>\n<p>Larry Ellison spent a whopping $173 million for his 22-acre estate in Manalapan. A <a href=\"https:\/\/nypost.com\/2025\/06\/27\/real-estate\/a-mystery-microsoft-mogul-has-been-quietly-assembling-the-priciest-palm-beach-estate-near-mar-a-lago\/\" target=\"_blank\" rel=\"noopener nofollow\">mystery buyer linked to Microsoft<\/a> has bought up somewhere between $250 million to $350 million worth of Palm Beach real estate near Mar-a-Lago. The popularity of President Donald Trumps\u2019 golf club has created excess demand in Palm Beach and beyond.<\/p>\n<p>Orcale billionaire Larry Ellison is making a home in nearby Manalapan, where <a href=\"https:\/\/nypost.com\/2022\/06\/23\/larry-ellison-revealed-as-buyer-of-record-breaking-173m-florida-property\/\" target=\"_blank\" rel=\"noopener nofollow\">he purchased a $173 million 22-acre estate<\/a> in 2022. He still keeps a 6.5-acre property in North Palm Beach that briefly listed for $145 million in 2022.<\/p>\n<p>The bum-rush of billionaires poses the possibility that South Florida\u2019s older generation of high-rollers could be pushed out.<\/p>\n<p>\u201cThe price points North Bay Road and the Venetians have caught up to what the price points were on Indian Creek and Star Island five years ago,\u201d Duchon said. \u201cThe price points on Indian Creek and Star Island have have increased so much, so fast, that even the top 1%, or the top .01% really would have a hard time locating a property.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"Larry Page is laying down quite the welcome mat for himself in Miami.
