successfully facilitated the sale of the iconic Shell Factory property in North Fort Myers<\/p>\n
for $3,925,000.<\/p>\n
Tasman, Boy and Stoneburner represented the seller, Shell Factory LLC, in <\/p>\n
the transaction. Established in 1938, the Shell Factory has been a historic roadside attraction for <\/p>\n
more than 80 years and is well-known to generations of Southwest Floridians. The property <\/p>\n
ceased operations in September 2024, creating a rare redevelopment opportunity for the <\/p>\n
marketplace.<\/p>\n
According to the sale announcement from Cushman & Wakefield, the property was marketed to owner\/users and attracted significant interest, resulting in a <\/p>\n
formal call for offers and multiple bids. Ultimately, the asset was sold to an owner-user buyer <\/p>\n
for $3,925,000. The transaction closed in less than four months from initial listing to closing, <\/p>\n
despite having previously been listed with another brokerage for around a year.<\/p>\n
The buyer plans to pursue redevelopment of the site, with multiple future-use options under <\/p>\n
consideration. Final development plans have not yet been announced. This successful outcome <\/p>\n
