Credit: Ray Roa \/ Creative Loafing Tampa Bay<\/p>\n<p>Sixteen years ago,  brought new life to the corner of E 7th Avenue and N Avenida Republica de Cuba in Ybor City\u2014now the property it\u2019s on has been sold to a company helping develop Darryl Shaw\u2019s nearby Gasworx project.<\/p>\n<p>Records from the Hillsborough County Tax Collector show that the <a href=\"https:\/\/publicaccess.hillsclerk.com\/PAVDirectSearch\/index.html?CQID=320&amp;OBKey__1006_1=2026013969\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">deed for 1327 E 7th Ave. was transferred<\/a> to the <a href=\"https:\/\/search.sunbiz.org\/Inquiry\/corporationsearch\/SearchResultDetail?inquirytype=EntityName&amp;directionType=Initial&amp;searchNameOrder=YBORMIXEDUSE%20L250002097690&amp;aggregateId=flal-l25000209769-dde4c5a1-379e-498f-b634-54fcb5fde129&amp;searchTerm=YBOR%20MEDICAL%20INJURY%20AND%20ACCIDENT%20CLINIC%2C%20INC.&amp;listNameOrder=YBORMEDICALINJURYACCIDENTCLINI%20P020000191080\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Ybor City Mixed Use LLC <\/a>on Jan. 9. According to sale history from the property appraiser, the company with ties to Tampa developer Joshua Pardue paid $3.14 million in the deal.<\/p>\n<p>Pardue\u2019s company purchased the property from <a href=\"https:\/\/search.sunbiz.org\/Inquiry\/corporationsearch\/SearchResultDetail?inquirytype=EntityName&amp;directionType=ForwardList&amp;searchNameOrder=YBORCITYPROPERTIES%20L090000938850&amp;aggregateId=flal-l09000093885-cbbb16f8-9e3e-4162-8cfc-a95dcc37b167&amp;searchTerm=YBOR%20CITY%20HOLDINGS%2C%20LLC&amp;listNameOrder=YBORCITYPAWN%20K189470\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Ybor City Properties LCC<\/a>\u2014registred to Skatepark of Tampa founder Brian Schaefer\u2014which bought the building in 2009 for $825,000, according to <a href=\"https:\/\/www.cltampa.com\/wp-content\/uploads\/2026\/02\/Hillsborough-Property-Appraiser-Sale-History-1327-E-7th-Ave-Ybor-City.png\" type=\"link\" id=\"https:\/\/www.cltampa.com\/wp-content\/uploads\/2026\/02\/Hillsborough-Property-Appraiser-Sale-History-1327-E-7th-Ave-Ybor-City.png\" rel=\"nofollow noopener\" target=\"_blank\">records<\/a>.\u00a0\u00a0\u00a0<\/p>\n<p>Under Schaefer and a team of locals, The Bricks revived the western end of E 7th Avenue. <a href=\"https:\/\/www.cltampa.com\/food-drink\/restaurant-news-the-bricks-opens-in-ybor-chez-bryce-to-close-its-doors-this-weekend-and-more-12304474\/\" rel=\"nofollow noopener\" target=\"_blank\">When it opened in 2010<\/a>, The restaurant and night spot was caddy corner from a since-shuttered Czar nightclub and parking lot that would eventually become Hotel Haya.<\/p>\n<p>The Bricks quickly established itself as a hipster haven, with a solid, vegetarian and vegan-friendly menu and exciting bar scene bolstered by <a href=\"https:\/\/www.cltampa.com\/tag\/the-bricks\/\" type=\"link\" id=\"https:\/\/www.cltampa.com\/tag\/the-bricks\/\" rel=\"nofollow noopener\" target=\"_blank\">programming<\/a> that includes art shows, concerts in the courtyard, and wild parties after athletes wrapped competition at the skatepark\u2019s Tampa Am and Tampa Pro contests.<\/p>\n<p>Schaefer has not yet responded to requests for comment, so the future of The Bricks is uncertain. The restaurant recently reduced operations to four days a week, with lunch service happening Saturday-Sunday only.<\/p>\n<p>Pardue and his representatives have also not yet responded to requests for comment, but he has been happy to be the face for recent development of Ybor City\u2019s western end and the corridor connecting the district with Channelside and downtown Tampa.<\/p>\n<p>Last summer, Shaw\u2019s Gasworx announced plans to have Pardue\u2019s JPRE Development help spearhead the curation of retail and restaurant experiences at the development, adding that Pardue\u2019s \u201cteam is taking a curated, methodical approach to tenant recruitment to prioritize brand alignment, longevity, and authenticity.\u201d<\/p>\n<p>In the summer of 2024, Pardue stood on the site of the <a href=\"https:\/\/www.cltampa.com\/music-2\/its-the-end-of-the-new-world-brewery-as-we-know-it-a-look-back-at-the-little-tavern-that-could-12386226\/\" rel=\"nofollow noopener\" target=\"_blank\">original New World Brewery<\/a> and told the Tampa Bay Developer Podcast how Shaw\u2019s Gasworx project will fill in the space between Ybor City and Channelside so that visitors and residents can literally walk between the neighborhoods.<\/p>\n<p>\u201cOnce that happens with some of the other benefits that Tampa\u2019s known about, it really puts it on the map,\u201d <a href=\"https:\/\/youtu.be\/hbGhA405Afc?t=98\" rel=\"nofollow noopener\" target=\"_blank\">Pardue told the podcast.<\/a> \u201cBeen waiting for this 20 years.\u201d<\/p>\n<p>A year later, Pardue <a href=\"https:\/\/www.youtube.com\/watch?v=nknlkW6S950\" rel=\"nofollow noopener\" target=\"_blank\">returned to the podcast<\/a> to talk about courting companies to lease property at Gasworx.<\/p>\n<p>\u201cI think in general the amount of demand for Tampa is hard to even explain,\u201d Parude, <a href=\"https:\/\/www.cltampa.com\/food-drink\/new-restaurant-hail-mary-social-club-opens-this-winter-in-tampa-heights\/\" rel=\"nofollow noopener\" target=\"_blank\">who is also involved with the redevelopment of CL\u2019s old office in Tampa Heights<\/a>, said. \u201cIt\u2019s so high.\u201d<\/p>\n<p>This is a developing post.
