{"id":144212,"date":"2026-02-05T02:24:27","date_gmt":"2026-02-05T02:24:27","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/144212\/"},"modified":"2026-02-05T02:24:27","modified_gmt":"2026-02-05T02:24:27","slug":"miami-investment-sales-jump-35-as-investors-return-from-the-sidelines","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/144212\/","title":{"rendered":"Miami Investment Sales Jump 35% As Investors Return From The Sidelines"},"content":{"rendered":"<p>After a quiet couple of years, investors have started to trickle back into Miami&#8217;s commercial real estate scene, with sales activity reaching\u00a0its highest\u00a0level\u00a0since 2022.<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2025\/10\/placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Bisnow\/Chloe Gallivan\n    <\/p>\n<p>\n      Miami&#8217;s strongest increases occurred in the multifamily and retail sectors.\n    <\/p>\n<p dir=\"ltr\">There were\u00a0$9B of commercial real estate transactions\u00a0in 2025 \u2014 a nearly 35% increase\u00a0over\u00a02024,\u00a0when just\u00a0$6.8B of sales were recorded, <a href=\"https:\/\/www.avisonyoung.us\/documents\/d\/us\/q4-2025-us-investment-sales-report\" target=\"_blank\" rel=\"nofollow noopener\">according to an Avison Young report<\/a>.\u00a0<\/p>\n<p dir=\"ltr\">With more capital chasing commercial real estate deals, interest rates declining and a continued migration of wealthy people to South Florida, the dealmaking uptick is expected to continue through 2026, said <a class=\"tag tag-49298\" href=\"https:\/\/www.bisnow.com\/tags\/michael-fay\" target=\"_blank\" data-tag-id=\"49298\" rel=\"nofollow noopener\">Michael Fay<\/a>, Avison Young chairman, principal and managing director in Miami.<\/p>\n<p dir=\"ltr\">\u201cWe&#8217;ve got a lot of tailwinds, and it&#8217;s all positive,\u201d Fay said.<\/p>\n<p>Miami multifamily and retail\u00a0sales nearly doubled from 2024 to 2025, according to <a href=\"https:\/\/www.bisnow.com\/tags\/avison-young\" target=\"_blank\" rel=\"nofollow noopener\">Avison Young<\/a>. Retail\u00a0sales were\u00a0up\u00a088% over 2024 to $2.2B, and multifamily sales\u00a0increased by 97% to $2.6B.<\/p>\n<p dir=\"ltr\">The uptick in overall investments stems from easing interest rates, which\u00a0<a class=\"tag tag-125770\" href=\"https:\/\/www.bisnow.com\/tags\/the-federal-reserve\" target=\"_blank\" data-tag-id=\"125770\" rel=\"nofollow noopener\">the Federal Reserve<\/a> gradually lowered toward the end of 2025. While small changes, they <a href=\"https:\/\/www.bisnow.com\/national\/news\/capital-markets\/cre-reacts-to-the-feds-first-rate-cut-of-2025-131003\" target=\"_blank\" rel=\"nofollow noopener\">gave\u00a0some confidence to investors<\/a>\u00a0on the sidelines, Fay said.<\/p>\n<p dir=\"ltr\">The Federal Reserve\u00a0<a href=\"https:\/\/www.bisnow.com\/national\/news\/capital-markets\/the-fed-rate-decision-january-federal-reserve-cut-132941\" target=\"_blank\" rel=\"nofollow noopener\">voted last week<\/a>\u00a0to hold the target federal funds rate between 3.5% and 3.75%.<\/p>\n<p dir=\"ltr\">\u201cThis is an ongoing trend now that we&#8217;re seeing inflation more controlled as well as the interest rates picture [being] much brighter,\u201d Fay said. \u201cWe&#8217;re seeing confidence in the market.\u201d<\/p>\n<p dir=\"ltr\">Nearly two-thirds of the CRE purchases\u00a0in the last six months of the year were made by private investors, such as high net worth individuals, one of\u00a0the largest shares among major U.S. markets.\u00a0<\/p>\n<p dir=\"ltr\">In\u00a0stark contrast, Miami had the lowest share of institutional buyers among major markets, making up only 12%.<\/p>\n<p dir=\"ltr\">The pause in institutional capital stems from a recent run-up in property values, the large firms&#8217; need to reassess, and the natural ebb and flow of the market, Fay said.<\/p>\n<p dir=\"ltr\">\u201cIt&#8217;s always been that way with institutional money,\u201d Fay said. \u201cI can tell you with private investors being bullish, that also bodes well for any of the markets.\u201d<\/p>\n<p>Fay expects that positivity to\u00a0lift the one asset class in\u00a0Miami in which sales slowed: office. That contrasts with markets like New York, where <a href=\"https:\/\/www.bisnow.com\/new-york\/news\/capital-markets\/with-uncertainty-on-housing-policy-q4-multifamily-investment-sales-dropped-132707\" target=\"_blank\" rel=\"nofollow noopener\">investment in office\u00a0properties surged<\/a>, and even Miami&#8217;s neighbors to the north.\u00a0<\/p>\n<p dir=\"ltr\">When factoring in Broward and Palm Beach counties, South Florida\u2019s office market has bounced back following the slow period\u00a0in 2023 and 2024. Office investment volume in South Florida increased by nearly 26% year-over-year to $3.3B, <a href=\"https:\/\/www.colliers.com\/en\/research\/miami\/2025-ye-office-investment-sales\" target=\"_blank\" rel=\"nofollow noopener\">according to a year-end Colliers report<\/a>.<\/p>\n<p dir=\"ltr\">That total was boosted by\u00a0<a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/office\/lone-star-funds-secures-fort-lauderdale-building-for-221m-128051\" target=\"_blank\" rel=\"nofollow noopener\">two office buildings<\/a> in Fort Lauderdale that sold for a <a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/office\/bradford-allen-investment-advisors-makes-south-florida-debut-with-208m-deal-128039\" target=\"_blank\" rel=\"nofollow noopener\">combined $429M<\/a> in two days last February.<\/p>\n<p dir=\"ltr\">By contrast, Miami office sales posted a nearly 11% decline in transaction volume, according to\u00a0Avison Young.<\/p>\n<p dir=\"ltr\">But owners of Miami office buildings are starting to feel more comfortable\u00a0with the prices they might fetch for\u00a0their assets, like New York-based RFR Realty, which\u00a0has listed its 30-story, 310K SF 100 Biscayne Miami office tower for $130M,\u00a0<a href=\"https:\/\/therealdeal.com\/miami\/2026\/02\/02\/rfrs-100-biscayne-in-downtown-miami-listed-for-130-million\/\" target=\"_blank\" rel=\"nofollow noopener\">The Real Deal reported<\/a>.<\/p>\n<p dir=\"ltr\">\u201cThere&#8217;s interest now going to office, where [before] it was basically everybody was staying away,\u201d Fay said.\u00a0<\/p>\n","protected":false},"excerpt":{"rendered":"After a quiet couple of years, investors have started to trickle back into Miami&#8217;s commercial real estate scene,&hellip;\n","protected":false},"author":2,"featured_media":144213,"comment_status":"","ping_status":"","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[15],"tags":[46796,225,227,226,69925,69923,69924],"class_list":{"0":"post-144212","1":"post","2":"type-post","3":"status-publish","4":"format-standard","5":"has-post-thumbnail","7":"category-hialeah","8":"tag-avison-young","9":"tag-hialeah","10":"tag-hialeah-headlines","11":"tag-hialeah-news","12":"tag-michael-fay","13":"tag-rfr","14":"tag-rfr-realty"},"_links":{"self":[{"href":"https:\/\/www.newsbeep.com\/us-fl\/wp-json\/wp\/v2\/posts\/144212","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/www.newsbeep.com\/us-fl\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/www.newsbeep.com\/us-fl\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/us-fl\/wp-json\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/us-fl\/wp-json\/wp\/v2\/comments?post=144212"}],"version-history":[{"count":0,"href":"https:\/\/www.newsbeep.com\/us-fl\/wp-json\/wp\/v2\/posts\/144212\/revisions"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/us-fl\/wp-json\/wp\/v2\/media\/144213"}],"wp:attachment":[{"href":"https:\/\/www.newsbeep.com\/us-fl\/wp-json\/wp\/v2\/media?parent=144212"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/www.newsbeep.com\/us-fl\/wp-json\/wp\/v2\/categories?post=144212"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/www.newsbeep.com\/us-fl\/wp-json\/wp\/v2\/tags?post=144212"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
