{"id":145418,"date":"2026-02-06T00:04:06","date_gmt":"2026-02-06T00:04:06","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/145418\/"},"modified":"2026-02-06T00:04:06","modified_gmt":"2026-02-06T00:04:06","slug":"chipotle-in-lutz-sold-in-9m-two-property-deal","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/145418\/","title":{"rendered":"Chipotle in Lutz sold in $9M two-property deal"},"content":{"rendered":"<p>A newly built <a href=\"https:\/\/tbbwmag.com\/2025\/09\/25\/chipotle-water-street-tampa\/\" rel=\"nofollow noopener\" target=\"_blank\">Chipotle<\/a> in Lutz was acquired as part of a $9 million, two-property deal involving commercial sites leased to major restaurant chains in Florida and Texas.<\/p>\n<p>Marcus &amp; Millichap\u2019s Levin Johnston team said it represented a single private investor in the purchases, which included a Chipotle in Lutz and a Chick-fil-A in Austin.<\/p>\n<p>The Chipotle property is a 2,493-square-foot building at 10301 Cross Creek Blvd. in Lutz. The Chick-fil-A property is a 4,944-square-foot building at 7300 McKinney Falls Parkway in Austin.<\/p>\n<p>A 1031 exchange out of California<\/p>\n<p>The acquisitions were completed through a 1031 exchange, according to Levin Johnston.<\/p>\n<p>The exchange began with the sale of a 24-unit apartment community in Redwood City, California.
