{"id":154415,"date":"2026-02-13T15:16:06","date_gmt":"2026-02-13T15:16:06","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/154415\/"},"modified":"2026-02-13T15:16:06","modified_gmt":"2026-02-13T15:16:06","slug":"tampa-city-council-denies-magnolia-hotel-land-use-change-in-hyde-park","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/154415\/","title":{"rendered":"Tampa City Council denies Magnolia Hotel land use change in Hyde Park"},"content":{"rendered":"<p>By the time the <a href=\"https:\/\/tbbwmag.com\/2026\/02\/12\/magnolia-hotel-hyde-park-land-use-vote\/\" rel=\"nofollow noopener\" target=\"_blank\">Magnolia Hotel<\/a> vote came up, Tampa City Council had already been listening for more than five hours.<\/p>\n<p>Near midnight Thursday, members split 3-3 on a motion to deny a Comprehensive Plan amendment tied to the $136 million <a href=\"https:\/\/tbbwmag.com\/2025\/10\/22\/tampas-bayshore-to-welcome-magnolia-hotel\/\" rel=\"nofollow noopener\" target=\"_blank\">Magnolia Hotel &amp; Residences<\/a> redevelopment in Hyde Park. Under council rules, the tie meant the motion carried, and the amendment was denied.<\/p>\n<p>The decision blocks Copperline Partners\u2019 request to change the future land use on a full block at Swann and Magnolia avenues, near Bayshore Boulevard, from Residential-35 to Community Mixed Use-35. <\/p>\n<p>The developer had planned a 122-room hotel, 21 condominiums, eight townhomes, a restaurant, a spa, structured parking and a public gathering space facing Bayshore.<\/p>\n<p>Because council denied the land use change, the planned development rezoning tied to the project was automatically withdrawn.<\/p>\n<p>How council voted<\/p>\n<p>Council members Lynn Hurtak, Bill Carlson and Naya Young voted to deny the amendment. Council members Luis Viera, Charlie Miranda and Alan Clendenin voted against the denial.<\/p>\n<p>\u201cThis is about intensity,\u201d Hurtak said during deliberations.<\/p>\n<p>READ: <a href=\"https:\/\/tbbwmag.com\/tampa-bay-real-estate-news\/\" rel=\"nofollow noopener\" target=\"_blank\">TAMPA BAY REAL ESTATE NEWS<\/a><\/p>\n<p>Carlson said council must follow the Comprehensive Plan, which guides where the city allows different types of growth.<\/p>\n<p>The Hillsborough County Planning Commission recommended against the amendment. Planning Commission staff said the request conflicted with policies that steer higher density away from coastal high-hazard areas and evacuation zones.<\/p>\n<p>What was on the table<\/p>\n<p>Copperline planned to replace aging office buildings and surface parking lots with a mixed-use project spanning the entire block.<\/p>\n<p>Developers said the project would bring stormwater upgrades to a site that currently sheds runoff into surrounding streets.<\/p>\n<p>READ: <a href=\"https:\/\/tbbwmag.com\/\" rel=\"nofollow noopener\" target=\"_blank\">TAMPA BAY BUSINESS NEWS<\/a><\/p>\n<p>Plans called for underground vaults to capture and filter rainwater before releasing it slowly into the system.<\/p>\n<p>The development team also committed to preserving and reusing a historic home on the property as office space.<\/p>\n<p>During the hearing, attorney J.D.
