But now, another well-heeled group has landed, arriving with Old World taste \u2014 and very strong opinions about finishes and tea.<\/p>\n<p>British buyers are emerging as a meaningful new force in South Florida real estate, snapping up high-end condos and branded residences from Surfside to Miami Beach \u2014 not as short-term sunbirds, but as long-term lifestyle and portfolio players.<\/p>\n<p>\u201cWe\u2019re seeing many of them moving to Miami in particular,\u201d said Daniel de la Vega, CEO and president of ONE Sotheby\u2019s International Realty. \u201cWe\u2019ve seen an uptick of British and specifically London-based buyers at our projects and expect that to continue into 2026.\u201d<\/p>\n<p>Tax hikes are driving UK\u2019s wealthy to South Florida\u2019s shores.  Daisy Daisy \u2013 stock.adobe.com<\/p>\n<p>According to de la Vega, there are three distinct types of UK buyers transacting in Miami right now. First, those navigating tax complexities back home. In 2025, the UK announced plans to abolish its \u201cnon-dom\u201d tax regime, through which UK residents domiciled outside the country were not taxed on money earned overseas. As a result, it\u2019s about to become a whole lot more expensive to be a Brit if you\u2019re in the UK\u2019s itinerant 1% \u2014 making now an opportune moment to make UK residency a thing of the past.<\/p>\n<p>Those buyers are \u201cdipping their toes in the US market,\u201d using these initial Miami condo purchases to learn the US real estate system, with the eventual goal of purchasing larger homes elsewhere in Miami \u2014 or beyond.\u00a0<\/p>\n<p>Second are investment-focused buyers purchasing at the higher end as a form of portfolio diversification. And third are lifestyle-driven buyers drawn in by the Florida dream.<\/p>\n<p>\u201cThey\u2019re moving for school, for the weather, for walkability \u2014 you can walk to the beach, for example,\u201d said de la Vega. \u201cIt\u2019s not so much currency right now, given where the sterling currently is, which is still stronger than the US dollar on a nominal basis.\u201d<\/p>\n<p>Where British buyers differ from other international buyers, he added, is in their expectations.\u00a0<\/p>\n<p>\u201cIf you walk in the buildings in Mayfair that these people are used to, you can see that they\u2019re so well-finished,\u201d said de la Vega. \u201cThese buyers like amenities and they like well-finished product.\u201d<\/p>\n<p>Brit box: While still under construction, Surfside Residences has a least four UK buyers. Surf Row Residences<\/p>\n<p>ONE Sotheby\u2019s has sold four units to British buyers in Surfside at the <a href=\"https:\/\/www.surfrowresidences.com\/\" target=\"_blank\" rel=\"noopener nofollow\">Surf Row Residences<\/a>, a development from Miami-based LD&amp;D in partnership with ONE Capital and IGEQ at 8800 Collins Ave. Currently under construction with delivery expected in 2027, the development offers 24 condos, a spa with a steam room, a sauna, a cold plunge and treatment room, a fitness center, an outdoor pool deck, a co-working lounge and beachfront access, all decorated with tony RH furnishings \u2014 a detail that matters to British buyers.<\/p>\n<p>\u201cMany of the buyers want the units finished and furnished,\u201d said de la Vega. \u201cThey\u2019re getting the furniture packages.\u201d<\/p>\n<p>Surfside, along with Miami Beach, Coral Gables and Coconut Grove, has emerged as a sweet spot for UK buyers seeking proximity to the action without living in the thick of things.<\/p>\n<p>Surfside is now as in demand as Coral Gables and Coconut Grove for well-heeled Brits.    Surf Row Residences<\/p>\n<p>That balance is what attracted Stefan Haselwandter, a London-based finance executive who purchased a residence at Surf Row and now plans to spend \u201ca little more than half the year\u201d there.<\/p>\n<p>\u201cFor me, frankly, it\u2019s more about the pull factors of Florida rather than the push factors out of London,\u201d said Haselwandter, who has been regularly visiting Miami for years and plans on maintaining his pied-\u00e0-terre in South Kensington. \u201cIt\u2019s not about leaving London \u2014 it\u2019s about really liking South Florida.\u201d<\/p>\n<p>He cited weather, outdoor living, and health and wellness as key draws. Remote working there during COVID accelerated the transition, as did Miami\u2019s growing talent pool in financial services for potential future business opportunities and partnerships.<\/p>\n<p>The Perigon\u2019s oceanfront pool is a hit with the Brits.  The Boundary<\/p>\n<p>\u201cThe real kicker has been that a lot of talent has relocated to the Miami area during and after COVID,\u201d said Haselwandter. \u201cThe talent pool is much broader than it used to be.\u201d<\/p>\n<p>He also pointed to the ease of buying in Florida relative to London. \u201cLondon can be very lengthy in terms of paperwork, and in the UK, you have a very high \u2018stamp duty\u2019 transaction tax that can be an additional 10 to 12% at closing,\u201d he said. \u201cIn Florida, you don\u2019t have that.\u201d<\/p>\n<p>Three miles down the road at 5333 Collins Ave.,<a href=\"https:\/\/www.perigonresidencesmiami.com\/\" target=\"_blank\" rel=\"noopener nofollow\"> the\u00a0Perigon\u00a0Residences<\/a>,\u00a0developed by Mast Capital and Starwood Capital Group, has seen similar interest from Brits. At the 73-residence new build, which is currently 83% sold, British buyers account for a \u201cvery strong\u201d 10% of the building\u2019s owners, according to Philip Freedman, the building\u2019s director of sales.<\/p>\n<p>The\u00a0Perigon\u00a0offers a wealth of amenities including a residents-only restaurant and speakeasy, an oceanfront swimming pool with cabanas and sunbeams, a terraced fitness center with ocean views, a private salon as well as\u00a0a breakfast lounge helmed by a barista. The interiors were designed by London-based Tara Bernerd.<\/p>\n<p>The Perigon Residences on Collins Avenue is 83% sold \u2014 a tenth of which went to UK buyers.  The Boundary<\/p>\n<p>Perhaps surprisingly, according to Freedman, Brits are choosing Miami over the West Indies\u2019 warm-weather Commonwealth alternatives, such as the Bahamas, Barbados or British Virgin Islands.\u00a0<\/p>\n<p>\u201cPeople see Miami as a very safe environment,\u201d said Freedman. \u201cThey can get in and out easily with airlift. Heathrow is an easy flight, and if they have business in South America,\u00a0they\u2019re able to come from London and stop in Miami. If they want to go to the islands, they can \u2014 and then come back.\u201d\u00a0<\/p>\n<p>For Britain\u2019s sun-seeking elite, Miami isn\u2019t a replacement.
