What\u2019s in a name? In Miami, a helluva lot. There are currently 48 completed branded residences in the Magic City skyline, second only to Dubai \u2014 for now. Plans call for another 55 branded residences across the city and beach. But the most interesting new project among them bears the name, not of a luxury car or fashion firm, but an artist.\u00a0<\/p>\n
PMG and LNDMRK Development are behind the newly launched\u00a0Frida Kahlo Wynwood Residences<\/a>, inspired by\u00a0the life and work of the unibrowed\u00a0self-portraitist.<\/p>\n \u201cWe\u2019re targeting art collectors who want to own something connected to Frida\u2019s legacy,\u201d Ryan Shear, managing partner at PMG told The Post, noting that her 1940 self-portrait, \u201cEl sue\u00f1o (La cama)\u201d recently sold for $55 million. \u201cFollowing the record-breaking sale of her artwork last year, which reaffirmed the lasting power of her work, we knew she was the perfect muse.\u201d<\/p>\n The award for most original branding goes to the forthcoming Frida Kahlo Wynwood Residences. ARX Creative<\/p>\n Step one involved getting the\u00a0Frida Kahlo Corporation<\/a>, which owns her likeness, on board with the project: two towers rising eight and 14 stories with 244 residences. Prices range from $500,000 to $1.6 million and the project is slated to open in 2029.<\/p>\n \u201cThey view this as another opportunity to continue educating, sharing and preserving Frida Kahlo\u2019s art, image and legacy,\u201d explained Shear, who said he likes to think Kahlo would be proud of their project and her looming presence over Wynwood, the city\u2019s artsiest enclave.\u00a0\u00a0<\/p>\n If she were alive, the surrealist, born with spina bifida, might have taken advantage of building amenities like a complimentary one-year membership to\u00a0Baker Health<\/a>, a private medical concierge on the ground floor. Residents will also enjoy a resort-worthy outdoor pool, an indoor thermal circuit, a lobby speakeasy and common spaces filled with art installations.\u00a0<\/p>\n \u2018Stache house: Poolside at the Kahlo-branded property. ARX Creative<\/p>\n Of course, being a committed member of the\u00a0Mexican Communist Party \u2014 who lived with exiled Russian revolutionary Leon Trotsky \u2014 it\u2019s probably best that we can\u2019t ask her exactly what she thinks about luxury real estate.<\/p>\n Another notable new condo to recently launch is\u00a0Midtown Park by Proper<\/a>, branded by the hospitality group behind Montauk Yacht Club.\u00a0<\/p>\n \u201cIt\u2019s designed for a mix of full-time Miami residents, domestic buyers predominantly relocating from New York and California, Latin American buyers and global investors,\u201d developer Carlos Rosso, CEO and founder at\u00a0Rosso Development<\/a>, said.\u00a0<\/p>\n While it\u2019s not opening for another two years, 20% of Midtown Park by Proper is reserved. Midtown Park Residences by Proper<\/p>\n The 28-story tower will be the first piece of a larger puzzle: a 5-acre, $2 billion master-planned community with the country\u2019s largest padel club. Although it won\u2019t open until 2028, 20% of its 288 residences are already reserved.<\/p>\n \u201cULTRA will be operating the padel club, and we are in active discussions with notable local restaurants, curated retail concepts, as well as a Montessori school,\u201d said Rosso.<\/p>\n Sam Nazarian, founder and CEO of\u00a0SBE<\/a>, opened a tower years ago in Midtown, but he\u2019s currently betting on Edgewater. That\u2019s where the nightlife visionary\u2019s new hospitality company, HQ, is making its residential debut with the\u00a0HQ Residences Miami<\/a>. To make some noise in Miami\u2019s crowded branded condo market, he\u2019s brought investors like musician Marc Anthony and actress Sof\u00eda Vergara to the project.<\/p>\n In Edgewater, the celeb-backed HQ Residences emphasizes wellness. HQ Residences Miami<\/p>\n \u201cThey\u2019re our partners, not ambassadors,\u201d Nazarian said.\u00a0<\/p>\n Expected to open in 2028, the 35-story building will offer 229 units and amenities, including a podcast studio, a kids lounge and a speakeasy by Anthony. Vergara will lend her Latin tastes to the food and beverage offerings. Meanwhile, Kane Sarhan, co-founder of the Well, is designing the 34th-floor spa sanctuary.\u00a0<\/p>\n \u201cWe\u2019re also building a full diagnostic and longevity center not too far from this building,\u201d said Nazarian.<\/p>\n In addition to diagnostic testing VIP access, homeowners will enjoy \u201cpreferential treatment\u201d in all\u00a0HQ hotels\u00a0around the world.<\/p>\n
