The Nexus Leah is set to measure eight stories above grade and comprise 189 apartments. Communal amenities would include a swimming pool, co-working space, fitness center, and children\u2019s playground.<\/p>\n<p>While our sources don\u2019t outline specifics, <a href=\"https:\/\/www.miamidade.gov\/global\/permit.page?Mduid_permit=per1577137594622414\" rel=\"nofollow noopener\" target=\"_blank\">Miami-Dade County<\/a> defines affordable housing as housing that is available to buyers or renters earning at or below 140 percent of the area median income (AMI). By these metrics, a four-person household could earn no more than $173,460 to qualify for residency. <a href=\"https:\/\/www.miamidade.gov\/housing\/library\/affordable-housing-resources\/income-%20mortgage-limits.pdf\" rel=\"nofollow noopener\" target=\"_blank\">Miami-Dade\u2019s<\/a> median household income was $87,200 as of May 2025.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-38090\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2026\/02\/Screenshot-2026-02-14-at-2.45.35-PM.png\" alt=\"\" width=\"1200\" height=\"1311\"  \/><\/p>\n<p class=\"wp-caption-text\">Tentative plat of the Nexus Leah. After acquiring the site, the developer submitted rezoning plans that would redesignate the site from \u201cindustrial\u201d to \u201ctransit-oriented development.\u201d The Nexus Leah itself is near a Metrorail\/Tri-Rail Transfer Station in Hialeah.<\/p>\n<p>Initial plans for the build site called for 138 apartments with retail in eight stories but plans later shifted.
