{"id":157632,"date":"2026-02-16T21:17:08","date_gmt":"2026-02-16T21:17:08","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/157632\/"},"modified":"2026-02-16T21:17:08","modified_gmt":"2026-02-16T21:17:08","slug":"investors-driving-miami-home-prices-study-finds","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/157632\/","title":{"rendered":"Investors driving Miami home prices, study finds"},"content":{"rendered":"<p>Investors gobbled up roughly one in six homes in the Miami metro area, leading the nation in the percentage of investor-purchased residential properties, according to the latest federal mortgage data.<\/p>\n<p>The study, carried out by\u00a0<a href=\"https:\/\/www.reliablecashhousebuyers.com\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Reliable Cash House Buyers<\/a>, analyzed Home Mortgage Disclosure Act data from the Consumer Financial Protection Bureau covering 2023 and 2024 loans from the 71 largest U.S. metro areas.<\/p>\n<p>It found that investors obtained 17% of all residential mortgages in Miami. The national average was far less at 9.4% leads. What does that do to the housing market?<\/a><\/p>\n<p>The data comes at a time when investor-financed purchases of homes are coming under intense criticism by President Donald Trump.<\/p>\n<p>Trump\u00a0<a href=\"https:\/\/apnews.com\/article\/trump-housing-plan-investors-davos-6ec9f96c03d16c0714a6804c5f703db2\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">said last month<\/a>\u00a0that he wants to block large institutional investors from buying houses, saying that a ban would make it easier for younger families to buy their first homes.<\/p>\n<p>Trump \u2014 who has been under pressure to address\u00a0<a href=\"https:\/\/apnews.com\/article\/trump-biden-high-prices-inflation-angry-voters-e6e65165deaf9dfc8dbb986f43b1a61a\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">voters\u2019 concerns about affordability<\/a>\u00a0ahead of November midterm elections \u2014 is tapping into long-standing fears that corporate ownership of homes has pushed out traditional buyers, forcing more people to rent. But his plan does little to address the overarching challenges for the housing market: a national shortage of home construction and prices that have climbed faster than incomes.<\/p>\n<p>  Never miss a story! Sign up for our FREE newsletter<\/p>\n<p>\u201cPeople live in homes, not corporations,\u201d Trump said in a social media post as he called on Congress to codify his ban. He repeated the statement Jan. 26 during the World Economic Forum in Davos, Switzerland.<\/p>\n<p>With Trump\u2019s proposed ban, the challenge is that institutional investors are only a tiny sliver of homebuyers, accounting for just 1% of total single-family housing stock, according to\u00a0<a href=\"https:\/\/www.aei.org\/wp-content\/uploads\/2025\/08\/Reevaluating-the-Role-of-Institutional-Investors-in-U.S.-Housing-Market-final-v2.pdf?x14194\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">an August analysis<\/a>\u00a0by researchers at the American Enterprise Institute, a center-right think tank based in Washington.
