Its monied residents include NFL quarterback Tom Brady, <a aria-label=\"Go to https:\/\/fortune.com\/company\/amazon-com\/\" target=\"_blank\" href=\"https:\/\/fortune.com\/company\/amazon-com\/\" rel=\"nofollow noopener\">Amazon<\/a> founder Jeff Bezos, and President Donald Trump\u2019s daughter, Ivanka Trump.<\/p>\n<p>The main island contains a mere 40 lots of purely waterfront property, adding another layer of exclusivity on top of the inflated cost to entry. The island\u2019s interior is dominated by the Indian Creek Country Club and its private 18-hole golf course. Those looking to rub shoulders on the links will have to reportedly pay a $500,000 initiation fee and go through a lengthy admissions process.<\/p>\n<p>Though properties could be had for less, <a aria-label=\"Go to https:\/\/fortune.com\/company\/facebook\/\" target=\"_blank\" href=\"https:\/\/fortune.com\/company\/facebook\/\" rel=\"nofollow noopener\">Meta<\/a> CEO Mark Zuckerberg became the latest billionaire to reportedly snatch up a newly completed mansion at an estimated price tag of <a aria-label=\"Go to https:\/\/fortune.com\/2026\/02\/12\/meta-ceo-mark-zuckerberg-billionaire-bunker-indian-creek-island-miami-luxury-homes\/\" href=\"https:\/\/fortune.com\/2026\/02\/12\/meta-ceo-mark-zuckerberg-billionaire-bunker-indian-creek-island-miami-luxury-homes\/\" rel=\"nofollow noopener\" target=\"_blank\">between $150 million and $200 million<\/a> earlier this month. And of the ultra-wealthy who can afford to shell out millions for a home, many often tear down the existing structure to build a new one, said Michael Martirena, cofounder of the Ivan and Mike Team at real estate brokerage <a aria-label=\"Go to https:\/\/fortune.com\/company\/compass\/\" target=\"_blank\" href=\"https:\/\/fortune.com\/company\/compass\/\" rel=\"nofollow noopener\">Compass<\/a>.<\/p>\n<p>The Price of Exclusivity<\/p>\n<p>With only 84 residents as of 2020, Indian Creek Island is one of the most exclusive enclaves in America, and a big reason why is the privacy and security that it affords its ultra-wealthy residents.<\/p>\n<p>Indian Creek is an independent municipality with its own government and a police force that patrols the island 24\/7 not only by land but also by sea. A single guarded bridge connects it to the mainland, and any visitors must show their ID and may even undergo vehicle inspection, said Martirena, who has toured properties there with clients.<\/p>\n<p>\u201cIt\u2019s a bubble, and no one can get on and off, unless you have a reason,\u201d said Martirena, who specializes in ultra-luxury real estate.\u00a0<\/p>\n<p>Unlike nearby South Beach celebrity enclaves such as Palm, Star, and Hibiscus Islands\u2014where boat tours regularly pass by waterfront mansions\u2014Indian Creek\u2019s marine patrols keep onlookers away, Martirena told Fortune.<\/p>\n<p>Because of the island\u2019s location and strategic landscaping, very few homes in the surrounding areas, like the Bay Harbor Islands or Surfside, have a clear view of Indian Creek Island. This makes it very private, said Martirena, and very desirable.\u00a0<\/p>\n<p>\u201cIt\u2019s the place to be,\u201d said Martirena. \u201cPeople of that caliber feel safe and not bothered.\u201d<\/p>\n<p>And yet, wealth alone doesn\u2019t guarantee access. All the listings are done \u201coff market,\u201d said Martirena, meaning a buyer\u2019s agent will have to deal directly with a property owner\u2019s representatives, and contact them multiple times if they are not quite ready to sell.<\/p>\n<p>\u201cIt\u2019s a small community, and just to keep the chatter at a low level, they do it all internally and very private,\u201d he said.<\/p>\n<p>In an already exclusive community, the western side offers an even more seclusive experience because the lots border the intracoastal waterway separating the island from the mainland, Mick Duchon, a Miami Beach\u2013based real estate agent with the Corcoran Group, previously <a aria-label=\"Go to https:\/\/fortune.com\/2026\/02\/12\/meta-ceo-mark-zuckerberg-billionaire-bunker-indian-creek-island-miami-luxury-homes\/\" href=\"https:\/\/fortune.com\/2026\/02\/12\/meta-ceo-mark-zuckerberg-billionaire-bunker-indian-creek-island-miami-luxury-homes\/\" rel=\"nofollow noopener\" target=\"_blank\">told<\/a> Fortune. On this side of the island, home to two of the five richest people in the world, Zuckerberg and Bezos, the lots measure about 80,000 square feet, compared to 50,000 square feet which is the norm on the island, Duchon said.<\/p>\n<p>Since announcing his move from Seattle to Florida in 2023, Bezos <a aria-label=\"Go to https:\/\/fortune.com\/2024\/04\/03\/jeff-bezos-90-million-miami-mansion-billionaire-bunker\/\" href=\"https:\/\/fortune.com\/2024\/04\/03\/jeff-bezos-90-million-miami-mansion-billionaire-bunker\/\" rel=\"nofollow noopener\" target=\"_blank\">snapped up three properties<\/a> on the island for more than\u00a0$230 million combined. He\u2019s turning two western lots into a compound while he lives in a Mediterranean-style house on the third lot on the other side of the island.<\/p>\n<p>The billionaire migration to Indian Creek reflects a broader influx in South Florida luxury real estate, which Martirena described as \u201c<a aria-label=\"Go to https:\/\/fortune.com\/2025\/10\/20\/florida-housing-market-correction-inventory-home-prices-delisting-inventory\/\" href=\"https:\/\/fortune.com\/2025\/10\/20\/florida-housing-market-correction-inventory-home-prices-delisting-inventory\/\" rel=\"nofollow noopener\" target=\"_blank\">COVID 2.0.\u201d<\/a> Thanks in part to Florida\u2019s lack of a state income tax, interest from high end buyers is exploding even as activity at the <a aria-label=\"Go to https:\/\/fortune.com\/2025\/10\/20\/florida-housing-market-correction-inventory-home-prices-delisting-inventory\/\" href=\"https:\/\/fortune.com\/2025\/10\/20\/florida-housing-market-correction-inventory-home-prices-delisting-inventory\/\" rel=\"nofollow noopener\" target=\"_blank\">lower end of the\u00a0housing market slows<\/a>.\u00a0<\/p>\n<p>Another factor is the proposed 5% billionaire wealth tax, which is gathering steam in California. <a aria-label=\"Go to https:\/\/fortune.com\/company\/alphabet\/\" target=\"_blank\" href=\"https:\/\/fortune.com\/company\/alphabet\/\" rel=\"nofollow noopener\">Google<\/a> co-founder Larry Page has reportedly begun shifting\u00a0assets, including his family office, <a aria-label=\"Go to https:\/\/fortune.com\/2026\/01\/07\/did-larry-page-leave-california-billionaire-tax-jensen-huang\/\" href=\"https:\/\/fortune.com\/2026\/01\/07\/did-larry-page-leave-california-billionaire-tax-jensen-huang\/\" rel=\"nofollow noopener\" target=\"_blank\">out of California<\/a>. The billionaire recently paid $173 million for two waterfront mansions in Miami\u2019s Coconut Grove neighborhood.\u00a0<\/p>\n<p>Martirena said his own business has picked up over the last couple of weeks, with three recent inquiries that he attributed directly to the potential wealth tax.<\/p>\n<p>\u201cThey\u2019re kind of pre-planning ahead of time. They don\u2019t want to move here,\u201d he said. \u201cThey want to stay in the state of California, because they love where they\u2019re at, and they never thought of moving.
