A two-story Sky Penthouse at the proposed Roche Bobois St. Pete Tower<\/a> in downtown St. Petersburg has sold for $13.2 million, setting a Tampa Bay condominium pre-sale record of $2,727 per square foot.<\/p>\n

The 4,840-square-foot residence includes ceilings reaching 29 feet and nearly 1,800 square feet of outdoor balcony space with water views. The sale establishes a new regional pricing benchmark for a condominium prior to construction.<\/p>\n

Valor Real Estate Development plans to break ground later this year on the 29-story tower at the corner of Fourth Avenue South and Fourth Street South.<\/p>\n

Branded tower advances in downtown St. Petersburg<\/p>\n

The 164-unit tower is positioned as St. Petersburg\u2019s first designer-branded residential building and the first Roche Bobois-branded residential tower in the United States. The Paris-based furnishings brand is known for contemporary design and global retail showrooms.<\/p>\n

\u201cAs Roche Bobois\u2019 first branded residential tower in the U.S., this project is a milestone,\u201d Serhant said.<\/p>\n

Residences will range from studios to three-bedroom units and penthouses. Studios are priced from $544,500. Plans call for 11-foot ceilings, impact-rated floor-to-ceiling windows and views of downtown and Tampa Bay. <\/p>\n

Interior specifications include designer kitchens, premium cabinetry and custom millwork.<\/p>\n

Buyers will have the option to purchase Roche Bobois furniture packages. The project also includes smart-home features and energy-efficient building systems.<\/p>\n

Amenities are planned to exceed 20,000 square feet and include a pool deck, fitness studio, spa facilities, sky lounges and a private owner\u2019s lounge. Ground-level space is expected to include restaurant and caf\u00e9 uses, along with a public-facing art plaza.<\/p>\n

Luxury condominium pricing in downtown St. Petersburg has climbed in recent development cycles, particularly for branded projects offering hospitality-style amenities. <\/p>\n

The record-setting pre-sale reflects continued demand at the top end of the market, even as construction has yet to begin.<\/p>\n

Valor reports more than $6 billion in completed developments worldwide, totaling more than 15 million square feet of residential projects.<\/p>\n

Construction on the Roche Bobois St. Pete Tower is expected to begin later this year.<\/p>\n
