TAMPA, FL \u2014 With two major leasing milestones, Thousand & One, a premier office tower at Water Street Tampa, the building has reached 95 percent occupancy, Strategic Property Partners, LLC announced Monday in a news release. <\/p>\n
National commercial real estate firm Berkadia has signed a lease to relocate its Tampa operations to the building. <\/p>\n
Meanwhile, longtime tenant RSM has also expanded its footprint, bringing Thousand & One to 95 percent occupancy.<\/p>\n
These transactions reflect a pattern of tenant growth and long-term commitment among companies already operating at Thousand & One, SPP said. <\/p>\n
Multiple firms have expanded or are actively expanding their presence there, the company added. The office tower\u2019s tenants are a mix of financial services, professional services and real estate firms.<\/p>\n
RSM, an accounting and advisory firm, was the first tenant to commit to Thousand & One in 2019. The firm\u2019s growth in Florida has increased its need for collaborative workspaces and meeting areas for a hybrid work environment. <\/p>\n
About 300 employees use RSM\u2019s Tampa office. The firm\u2019s expansion adds 4,262 square feet to its existing 15,709-square-foot footprint within Thousand & One.<\/p>\n

Berkadia will relocate its Tampa office to Thousand & One, signing a lease for more than 6,000 square feet. <\/p>\n
The firm plans to move into the building by the end of the year. This relocation provides room to expand Berkadia\u2019s Tampa workforce. <\/p>\n

With these two transactions, Thousand & One has neared full occupancy, as the leasing team is actively negotiating the remaining space toward full occupancy.<\/p>\n
