The latest Zillow February 2026 Market Report<\/a> shows early signs\u00a0that\u00a0the housing market could be thawing out as spring approaches.\u00a0\u00a0<\/p>\n

In Miami<\/a>, prices have\u00a0fallen\u00a0and inventory has dropped, yet sales are\u00a0rising\u00a0and rents are holding steady, highlighting continued interest in the market.\u00a0<\/p>\n

Nationally, home values\u00a0rose\u00a0for the first time in seven months, with the\u00a0Zillow Home Value Index (ZHVI) rising 0.1% month\u00a0over\u00a0month\u00a0and\u00a00.4% year\u00a0over\u00a0year.\u00a0Meanwhile,\u00a0existing home sales climbed 1.8% year\u00a0over\u00a0year.\u00a0<\/p>\n

Affordability<\/a> continues to improve, with typical monthly mortgage<\/a> payments down 7.7% from a year ago, translating to\u00a0roughly $30,000 more\u00a0in buying power for median households. Total active inventory\u00a0grew by 5% year\u00a0over\u00a0year, offering buyers slightly more choice in a market\u00a0that\u2019s\u00a0felt tight for much\u00a0of the past three years.\u00a0<\/p>\n

The typical U.S. home value sits at $361,371, according to the report. During February, 1.2 million homes were\u00a0on the market\u00a0nationwide,\u00a0and 239,910 sold, up 1.8% from a year ago and 13% from January.\u00a0Homes on the market took an average of\u00a028 days\u00a0to go pending, four days longer than a year ago but\u00a019 days\u00a0shorter than in January.\u00a0<\/p>\n

\u201cZillow\u2019s latest data suggests buyers and sellers are starting to regain confidence. Existing home sales\u00a0rose from\u00a0a year ago, providing an early glimmer of hope that the housing market has turned a corner after three years bouncing along the bottom,\u201d said\u00a0Mischa Fisher, chief economist at Zillow. \u201cBuyers have more homes within reach to choose from to go along with these friendlier conditions.
