ORLANDO, Fla. \u2013 The Florida Attorney General\u2019s Office is investigating the former owner of an Orlando extended-stay hotel<\/a> for alleged price gouging of hotel room rates during Hurricane Milton in 2024.<\/p>\n

News 6 learned of the existence of the investigation on Thursday after we found a document filed in the Ninth Judicial Circuit.<\/p>\n

The AG\u2019s Office filed a petition, asking the court to compel Rore Orlando I Drive LLC to comply with its investigative subpoena served on Jan. 15, 2026.<\/p>\n

Last year, Rore Orlando came under scrutiny after Orlando code enforcement and firefighters discovered quality of life concerns<\/a> at the company\u2019s property on 5858 International Drive. The city of Orlando enforced an evacuation order at the Howard Johnson by Wyndham<\/a>, forcing dozens of families to find housing elsewhere.<\/p>\n

The property was condemned and the hotel remains closed.<\/p>\n

The court filing by the AG\u2019s Office claimed that after Gov. Ron DeSantis declared a State of Emergency on Oct. 5, 2024, the office received multiple complaints \u201calleging drastic and sudden price increases at Respondent\u2019s hotel.\u201d<\/p>\n

\u201cComplainants reported rates doubling or more during Hurricane Milton (from $50-$70 per night to $120-$123 per night) and weekly rates jumping from $450 to $900,\u201d the document stated.<\/p>\n

Because of the increased rates, one person said guests were forced to sleep in cars, according to the court document.<\/p>\n

The AG\u2019s Office cited another complainant, who reported staff confirmed the changes were due to \u201cmanagement directives.\u201d<\/p>\n

The AG\u2019s Office wrote in the filing that it served Rore with a subpoena on Jan. 15, 2026, but that as of March 5, Rore \u201chas failed to produce the requested records, file a formal objection, move to quash the subpoena, or initiate any contact with the Attorney General whatsoever.\u201d<\/p>\n

According to the Orange County Property Appraiser\u2019s website, Rore Orlando I Drive LLC sold the property that used to be the Howard Johnson by Wyndham to Ahrl 25 Core LLC. That sale took effect Dec. 30, 2025. <\/p>\n
