{"id":188086,"date":"2026-03-12T01:57:08","date_gmt":"2026-03-12T01:57:08","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/188086\/"},"modified":"2026-03-12T01:57:08","modified_gmt":"2026-03-12T01:57:08","slug":"corporate-hqs-are-following-the-billionaires-to-south-florida","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/188086\/","title":{"rendered":"Corporate HQs Are Following The Billionaires To South Florida"},"content":{"rendered":"<p>As the ultra-wealthy descend on Miami\u2019s most expensive homes, the CEOs establishing roots in the region are bringing their companies with them.<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2025\/10\/placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Bisnow\/Chloe Gallivan\n    <\/p>\n<p>\n      Palantir Technology and Trinity Investments are among headquarters relocations to Miami since the beginning of 2026.\n    <\/p>\n<p dir=\"ltr\">In the first two months of 2026, four companies have\u00a0relocated their headquarters to South Florida. All of the companies&#8217; chairmen or chief executives have recently moved to or bought a personal residence in South Florida, according to a Bisnow analysis.<\/p>\n<p dir=\"ltr\">\u201cA lot of this is tied to the residential and to the high net worth [people] that have made purchases in Miami, probably for tax reasons, saying, \u2018I want my office here,\u2019\u201d <a class=\"tag tag-165206\" href=\"https:\/\/www.bisnow.com\/tags\/current-real-estate-advisors\" target=\"_blank\" data-tag-id=\"165206\" rel=\"nofollow noopener\">Current Real Estate Advisors<\/a> co-founder <a class=\"tag tag-177744\" href=\"https:\/\/www.bisnow.com\/tags\/brandon-charnas\" target=\"_blank\" data-tag-id=\"177744\" rel=\"nofollow noopener\">Brandon Charnas<\/a> said.<\/p>\n<p dir=\"ltr\">More\u00a0condos\u00a0sold for\u00a0more than $20M in 2025 than ever before in South Florida, <a href=\"https:\/\/www.miamirealtors.com\/2026\/02\/17\/miami-dade-1m-up-total-home-sales-climb-again\/\" target=\"_blank\" rel=\"nofollow noopener\">according to Miami Realtors<\/a>. Miami led the nation in ultra-luxury sales last year, <a href=\"https:\/\/www.nytimes.com\/2026\/03\/03\/realestate\/billionaire-miami-real-estate-zuckerburg.html\" target=\"_blank\" rel=\"nofollow noopener\">The New York Times reported<\/a>, and the pace has only accelerated in 2026.\u00a0<\/p>\n<p dir=\"ltr\">Both founders of Google and Meta CEO Mark Zuckerberg have spent tens of millions on Miami real estate this year. A\u00a0proposed tax on California billionaires has wealthy\u00a0residents flocking to the Magic City.\u00a0<\/p>\n<p dir=\"ltr\">Beyond the\u00a0luxury real estate market,\u00a0the\u00a0influx of the world&#8217;s richest people is attracting more investment and talent to South Florida, office brokers and landlords told Bisnow.\u00a0<\/p>\n<p dir=\"ltr\">More than 74 companies relocated their headquarters to Florida between 2020 and 2025, more than\u00a0any other state, <a href=\"https:\/\/www.jll.com\/en-us\/newsroom\/ai-driven-venture-capital-rebound-reshaped-top-cities-for-us-college-graduates-in-2025-jlls-annual-analysis-reveals\" target=\"_blank\" rel=\"nofollow noopener\">according to a September JLL report<\/a>.<\/p>\n<p dir=\"ltr\"><a class=\"tag tag-136814\" href=\"https:\/\/www.bisnow.com\/tags\/trinity-investments\" target=\"_blank\" data-tag-id=\"136814\" rel=\"nofollow noopener\">Trinity Investments<\/a>, a private REIT with a focus in the hospitality sector, moved its headquarters from Hawaii to Miami&#8217;s Coconut Grove neighborhood in mid-February. <a class=\"tag tag-35537\" href=\"https:\/\/www.bisnow.com\/tags\/citadel\" target=\"_blank\" data-tag-id=\"35537\" rel=\"nofollow noopener\">Citadel<\/a> CEO Ken Griffin and Google\u00a0co-founder Larry Page each spent more than $100M to buy estates in the Grove, as locals call it.\u00a0<\/p>\n<p dir=\"ltr\">Trinity\u2019s president, managing partner and CEO, Sean Hehir, moved to the neighborhood in 2023. A year later, the company leased 3K SF in The Canopy office building close to his home.<\/p>\n<p dir=\"ltr\">As his firm&#8217;s operations ramped up, so did its need for space. So Trinity expanded its lease to 5K SF at the two-story office building.<\/p>\n<p dir=\"ltr\">\u201cIt made sense for us to officially make this the headquarters,\u201d Hehir told Bisnow in a Zoom interview.<\/p>\n<p dir=\"ltr\">\u201cIt was more, \u2018Do I want to keep working out of my apartment? Or should I get an office?\u2019\u201d Hehir added. \u201cWhen we started looking, I didn&#8217;t look at offices anywhere other than in Coconut Grove.\u201d<\/p>\n<p dir=\"ltr\">The highest-profile move so far was Palantir Technology, a $362B publicly traded software company that abruptly <a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/office\/colorado-based-tech-company-to-move-headquarters-to-miami-133260\" target=\"_blank\" rel=\"nofollow noopener\">announced on X<\/a> last month that it moved its headquarters to Miami.<\/p>\n<p dir=\"ltr\">Palantir is operating out of an Industrious coworking office in Aventura, where it lists its \u201cprincipal executive offices,\u201d <a href=\"https:\/\/www.sec.gov\/Archives\/edgar\/data\/1321655\/000132165526000011\/pltr-20251231.htm\" target=\"_blank\" rel=\"nofollow noopener\">according to a December filing<\/a> with the Securities and Exchange Commission.<\/p>\n<p dir=\"ltr\">The company\u2019s chairman, <a class=\"tag tag-50851\" href=\"https:\/\/www.bisnow.com\/tags\/peter-thiel\" target=\"_blank\" data-tag-id=\"50851\" rel=\"nofollow noopener\">Peter Thiel<\/a>, has owned a mansion in Miami Beach since 2020, <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2026-02-17\/palantir-moves-headquarters-to-miami-from-denver?embedded-checkout=true\" target=\"_blank\" rel=\"nofollow noopener\">Bloomberg reported<\/a>, and two of his other ventures, San Francisco-based Founders Fund and Thiel Capital, also have Miami offices.<\/p>\n<p dir=\"ltr\">\u201cWhen one company decides to make a move, others want to come, too. They&#8217;re curious,\u201d JLL South Florida Brokerage Lead Dan McGowan said. \u201cThey&#8217;re always curious, \u2018Why is XYZ coming to Miami or South Florida? Maybe I should look into it, too.\u2019\u201d<\/p>\n<p dir=\"ltr\">\u201cBusiness brings business,\u201d added McGowan, who is also\u00a0on the board of\u00a0the Miami-Dade Beacon Council, the local economic development agency.<\/p>\n<p dir=\"ltr\">Canadian waste management company GFL Environmental in February\u00a0<a href=\"https:\/\/www.bizjournals.com\/southflorida\/news\/2026\/02\/17\/gfl-environmental-miami-beach-hq-move.html\" target=\"_blank\" rel=\"nofollow noopener\">moved its executive office<\/a> to Miami Beach after nearly two decades based in Vaughan, Ontario.<\/p>\n<p dir=\"ltr\">Its CEO, billionaire Patrick Dovigi, owns and manages multiple condos and homes in Miami and considers it <a href=\"https:\/\/www.wsj.com\/real-estate\/luxury-homes\/patrick-dovigi-billionaire-real-estate-29f38aa0?gaa_at=eafs&amp;gaa_n=AWEtsqemlz5OdIYJ9_zmnoqsnaGe-vTJ1jj5exNpbKatTXscdGLmgGd1r91ilc2f0a4%3D&amp;gaa_ts=69b1a803&amp;gaa_sig=F1r4XFAvKuPwRbGY0PkEmxPXyN1qGbPCRlZUfMPBjy_eynLxDwrRJ5CW_0lgaEwaAPR9UPhTVbZoLt33mmAr5A%3D%3D\" target=\"_blank\" rel=\"nofollow noopener\">his family\u2019s primary residence<\/a> after he moved to the city during the pandemic.<\/p>\n<p dir=\"ltr\">D-Wave, a quantum computing technology company, also announced at the beginning of February that it was <a href=\"https:\/\/refreshmiami.com\/news\/d-waves-hq-move-to-boca-raton-puts-south-florida-firmly-on-the-quantum-map\/\" target=\"_blank\" rel=\"nofollow noopener\">moving its headquarters<\/a> from California to the Boca Raton Innovation Campus. D-Wave President and CEO Alan Baratz is based in North Miami Beach, according to his LinkedIn profile.<\/p>\n<p dir=\"ltr\">A D-Wave representative declined to comment further on its relocation. Palantir and GFL didn&#8217;t respond to Bisnow&#8217;s requests for comment.<\/p>\n<p dir=\"ltr\">\u201cThe decisions about where to locate your companies is much more of an emotional, personal decision,\u201d\u00a0<a class=\"tag tag-136597\" href=\"https:\/\/www.bisnow.com\/tags\/quest-workspaces\" target=\"_blank\" data-tag-id=\"136597\" rel=\"nofollow noopener\">Quest Workspaces<\/a> CEO <a class=\"tag tag-136596\" href=\"https:\/\/www.bisnow.com\/tags\/laura-kozelouzek\" target=\"_blank\" data-tag-id=\"136596\" rel=\"nofollow noopener\">Laura Kozelouzek<\/a> said. \u201cThen it&#8217;s sometimes backed up with all of the economic considerations.\u201d<\/p>\n<p dir=\"ltr\">Florida has always had year-round tropical weather and no personal income tax, which has made it attractive for wealthy migrants. But the state and many of its cities have aggressively courted business from other states in recent years with corporate-friendly policies. Last year, the state <a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/commercial-real-estate\/florida-lawmakers-lighten-the-load-for-tenants-by-repealing-rent-tax-130643\" target=\"_blank\" rel=\"nofollow noopener\">eliminated its tax<\/a> on commercial leases and enacted a <a href=\"https:\/\/www.honigman.com\/alert-3023\" target=\"_blank\" rel=\"nofollow noopener\">law that enforces noncompete agreements<\/a>, which have come under scrutiny in places like New York and California.<\/p>\n<p dir=\"ltr\">\u201cI think part of it is the economics, but I also think South Florida is establishing the reputation as an easy place to do business,\u201d Kozelouzek said. \u201cSo it&#8217;s the psychological piece of it as well. And it&#8217;s a tax-friendly environment.\u201d<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2025\/10\/placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Bisnow\/Chloe Gallivan\n    <\/p>\n<p>\n      Palmetto Bay Mayor Karyn Cunningham and Citadel CEO and founder Ken Griffin speak in front of the Miami Dade County League of Cities on Dec. 16, 2024.\n    <\/p>\n<p dir=\"ltr\">Griffin shook up Miami&#8217;s corporate landscape in 2022 when he announced that he was moving the headquarters of his hedge fund, Citadel, from Chicago to Miami. That year, 21% of Miami office leases were signed by companies that didn&#8217;t previously have a footprint in the city, according to <a class=\"tag tag-5121\" href=\"https:\/\/www.bisnow.com\/tags\/blanca-commercial-real-estate\" target=\"_blank\" data-tag-id=\"5121\" rel=\"nofollow noopener\">Blanca Commercial Real Estate<\/a>.<\/p>\n<p dir=\"ltr\">But that initial burst of activity wasn&#8217;t sustained. By 2025, new market entrants only made up 6% of office leases \u2014 in line with pre-pandemic levels, according to Blanca CRE.\u00a0<\/p>\n<p dir=\"ltr\">The flow of billionaires never stopped. Miami-native Jeff Bezos <a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/office\/amazon-searches-for-miami-office-space-as-jeff-bezos-plans-move-121843\" target=\"_blank\" rel=\"nofollow noopener\">moved to Miami<\/a> in 2023 after spending $147M on two properties on Indian Creek and looking for Amazon offices. Last year, the tech company he founded <a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/office\/amazon-secures-50k-sf-lease-in-miamis-wynwood-district-127743\" target=\"_blank\" rel=\"nofollow noopener\">signed a lease for<\/a> 50K SF in Wynwood, then <a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/deal-sheet\/amazon-expands-wynwoods-largest-lease-to-75k-sf-this-weeks-south-florida-deal-sheet-129793\" target=\"_blank\" rel=\"nofollow noopener\">quickly added<\/a> 26K SF more.<\/p>\n<p dir=\"ltr\">But until this year, Amazon was still something of a recent outlier. Then California lawmakers proposed a one-time 5% tax on California residents who make more than $1B\u00a0to\u00a0close a roughly $100B federal healthcare funding gap for the state. If the measure passes \u2014 it\u00a0<a href=\"https:\/\/www.seiu-uhw.org\/ca-billionaire-tax-act\/\" target=\"_blank\" rel=\"nofollow noopener\">goes before voters<\/a>\u00a0in November \u2014 the payment would be due during the 2027 tax season.<\/p>\n<p dir=\"ltr\">Since the measure advanced, Miami&#8217;s real estate market has been dominated by West Coast billionaires. Page,\u00a0the world\u2019s second-richest person, according to Forbes, spent $173M to <a href=\"https:\/\/www.realtor.com\/news\/celebrity-real-estate\/google-billionaire-larry-page-miami-mansions-california-tax\/\" target=\"_blank\" rel=\"nofollow noopener\">purchase two Miami mansions<\/a> just days into 2026. On March 2, Zuckerberg \u2014 No. 5 on the richest person list \u2014\u00a0<a href=\"https:\/\/therealdeal.com\/miami\/2026\/03\/02\/mark-zuckerberg-drops-170-million-for-billionaire-bunker\/\" target=\"_blank\" rel=\"nofollow noopener\">purchased a mansion<\/a>\u00a0in Indian Creek for $170M.\u00a0<\/p>\n<p dir=\"ltr\">Two of the area&#8217;s leading billionaires,\u00a0<a class=\"tag tag-190009\" href=\"https:\/\/www.bisnow.com\/tags\/related-ross\" target=\"_blank\" data-tag-id=\"190009\" rel=\"nofollow noopener\">Related Ross<\/a> CEO <a class=\"tag tag-165\" href=\"https:\/\/www.bisnow.com\/tags\/stephen-ross\" target=\"_blank\" data-tag-id=\"165\" rel=\"nofollow noopener\">Stephen Ross<\/a> and Griffin, have teamed up to try to convince more of their fellow titans of industry to bring their businesses with them.<\/p>\n<p dir=\"ltr\">They pledged\u00a0<a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/deal-sheet\/torose-equities-sets-coconut-grove-record-for-priciest-office-sale-per-sf-the-south-florida-deal-sheet-133129\" target=\"_blank\" rel=\"nofollow noopener\">a combined $10M<\/a>\u00a0to Ambition Accelerated, a marketing campaign created through The Florida Council of 100 that is centered around luring out-of-state executives with Florida&#8217;s tax benefits and lighter business regulations.<\/p>\n<p dir=\"ltr\">Ross and Griffin have millions of square feet of office space coming online in the coming years. Related Ross has 1M SF of office under construction in West Palm Beach. Griffin is\u00a0starting construction this year on a 54-story mixed-use\u00a0tower in Brickell with <a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/office\/citadels-bet-on-miami-pays-off-as-employees-rush-south-from-chicago-128873\" target=\"_blank\" rel=\"nofollow noopener\">1.3M SF of office<\/a>, which is set to house both\u00a0Citadel&#8217;s headquarters\u00a0and space\u00a0offered to other companies.<\/p>\n<p dir=\"ltr\">\u201cThey&#8217;re looking for further investment on their own investments,\u201d Colliers senior associate Zachary Smith said. \u201cThey don&#8217;t want to be the only ones down here, and they&#8217;re not. They&#8217;re continuing to push people to come down and invest in the market, because the more of those people that come down, the more growth they&#8217;re going to see for their own companies and their own businesses.\u201d<\/p>\n<p dir=\"ltr\">The West Coast billionaire pipeline to Miami doesn&#8217;t appear to be letting up anytime soon. Former <a class=\"tag tag-1216\" href=\"https:\/\/www.bisnow.com\/tags\/starbucks\" target=\"_blank\" data-tag-id=\"1216\" rel=\"nofollow noopener\">Starbucks<\/a> CEO Howard Schultz paid $44M for a penthouse in Surfside, <a href=\"https:\/\/www.wsj.com\/real-estate\/luxury-homes\/howard-schultz-starbucks-florida-penthouse-1340d1d7\" target=\"_blank\" rel=\"nofollow noopener\">The Wall Street Journal reported<\/a> Wednesday.
