After 15 years in his Cooper City home, Robert Levine decided it was finally time to sell. But instead of contacting a real estate agent, he turned to the power of the prompt.<\/p>\n
\u201cI really wanted to challenge myself to use A.I. for the entire journey, not just piecemeal,\u201d Levine said. \u201cEvery step along the way.\u201d<\/p>\n
The married father of three said he used artificial intelligence for nearly everything involved in selling the house: the planning, the pricing, the marketing \u2014 even for recommendations on changes to boost curb appeal and value.<\/p>\n
\u201cWe repainted a couple of rooms in the house because ChatGPT said that’s where you’re going to get the biggest return on investment,\u201d Levine said.<\/p>\n
He said one of the most valuable things the A.I. assistant provided was structure.<\/p>\n
\u201cThe most important thing it did for us was build out a timeline,\u201d he explained. \u201cHere\u2019s when you need to start packing your house.\u201d<\/p>\n
ChatGPT also helped Levine design marketing materials, including his open house handout and the online listing. It walked him through how to get the home listed on the MLS, or Multiple Listing Service, helped coordinate showings, and even suggested the best day to list the property.<\/p>\n
\u201cWe ended up listing on a Tuesday,\u201d Levine said.<\/p>\n
It turned out to be good timing.<\/p>\n
\u201cI think within the first 72 hours, we had five offers on the home already, which was tremendous,\u201d he said.<\/p>\n
Levine still held an open house scheduled for that Saturday. But by Sunday morning \u2014 just five days after listing the home \u2014 he had a signed contract.<\/p>\n
The contract? Also generated with help from ChatGPT.<\/p>\n
\u201cIt exceeded our expectations,\u201d Levine said.<\/p>\n
He did hire a lawyer to review the contract and other legal documents, but aside from that, Levine said his A.I. assistant handled most of the heavy lifting.<\/p>\n
One of his biggest motivations for trying the experiment was saving money.<\/p>\n
\u201cWe estimate that leveraging these A.I. tools will save us about 3% of the total sale price, which in our case is a meaningful amount of money,\u201d he said.<\/p>\n
Levine stressed that every home sale is different, and he does not believe artificial intelligence will replace real estate agents. Still, he said tools like ChatGPT are becoming part of the evolving real estate landscape.<\/p>\n
\u201cThe impact they make is very real,\u201d Levine said.<\/p>\n
He also said people who spend more time learning how to use A.I. tools may become more comfortable relying on them.<\/p>\n
\u201cSome folks maybe aren’t prepared to do that themselves, but the more you use AI, the more confident you’ll become in leveraging those tools,\u201d Levine said.<\/p>\n
There was, however, one part of the move ChatGPT could not help with: packing up the moving boxes.<\/p>\n
