<\/p>\nDemolition is continuing at the future site of One Bayfront Plaza, a planned 93-story mixed-use supertall at 100 South Biscayne Boulevard in Downtown Miami. Developed by Florida East Coast Realty (FECR), the project is expected to rise 1,049 feet on a full-block site along Biscayne Boulevard directly across from Bayfront Park. While the development has long been positioned as a major mixed-use tower, FECR has not released updated design details, and the project description on the developer\u2019s website has remained largely unchanged for years.<\/p>\n
Recent aerial imagery shows the former 19-story Vitas Tower, the original One Bayfront Plaza structure, entering the final stages of demolition, reduced to its exposed steel frame with skeletal floor plates still in place. Demolition crews are actively disassembling the remaining steel framing using heavy machinery while processing debris at ground level. Much of the lower levels and surrounding podium has already been reduced to rubble as work progresses toward full site clearance.<\/p>\n

Throughout 2025, crews focused on stripping the building\u2019s exterior envelope and gutting the interiors. In early 2026, demolition operations shifted to the more substantial base elements, including the parking garage and retail podium, which have contributed to the extended timeline due to their scale and reinforced construction.<\/p>\n
Despite earlier projections targeting completion of demolition by late 2025, site clearing remains ongoing as of March 2026. The dense downtown location and full-block footprint continue to add logistical complexity, requiring careful sequencing of structural dismantling, debris removal, and groundwork preparation.<\/p>\n
The only description currently published on FECR\u2019s website characterizes One Bayfront Plaza as a contemporary mixed-use development spanning more than 3 million square feet, principally composed of Class AAA office space along with a luxury convention hotel, high-end residences, an upscale retail mall, and a parking garage. The same longstanding rendering also remains in place, offering little indication of whether the final design has evolved.<\/p>\n

Previous iterations of the project, including design-forward proposals attributed to Kohn Pedersen Fox with ODP Architecture & Design as architect of record, were well received, though those schemes were never realized. At present, the project team has not publicly confirmed the current architect, and it remains unclear whether a revised design is being developed. With demolition now approaching its final stages, further details on the tower\u2019s design and program are expected to emerge in the near term.<\/p>\n
