{"id":221157,"date":"2026-04-06T22:13:09","date_gmt":"2026-04-06T22:13:09","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/221157\/"},"modified":"2026-04-06T22:13:09","modified_gmt":"2026-04-06T22:13:09","slug":"how-terian-group-got-two-multifamily-projects-off-the-ground-in-the-last-month","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/221157\/","title":{"rendered":"How Terian Group got two multifamily projects off the ground in the last month"},"content":{"rendered":"<p>At a time when apartment developers are finding it more and more difficult to finance new construction, <a href=\"https:\/\/teriandevelopment.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Terian Development<\/a>\u2018s Ian McCook has found a secret sauce \u2014 securing $155 million in construction loans for two projects now underway in Orlando and set to deliver in 2028.<\/p>\n<p>\u201cThe right projects, the right time, right partnerships,\u201d McCook told GrowthSpotter. \u201cAnd I believe in 2028, and where the market\u2019s going to be out at that time frame, and we\u2019re very excited about these projects that we\u2019re launching.\u201d<\/p>\n<p>Those projects include Dream Lofts at Full Sail University, the university\u2019s <a href=\"https:\/\/www.growthspotter.com\/2025\/07\/07\/full-sail-university-student-housing-to-break-ground-this-fall\/\" rel=\"nofollow noopener\" target=\"_blank\">first-ever student housing complex,<\/a> and Emi on 50, a nine-story <a href=\"https:\/\/www.growthspotter.com\/2024\/11\/19\/orlando-planning-board-approves-apartments-on-colonial-and-lake-fairview\/\" rel=\"nofollow noopener\" target=\"_blank\">336-unit multifamily project in the heart of the Mills 50 district<\/a> on the southeast corner of East Colonial and Hampton Drive.<\/p>\n<p>McCook, former CEO of Nvision Development, founded Terian Group as a successor company to introduce a new funding strategy that relies on smaller investors for the seed equity. The new real estate fund utilizes a friends-and-family model that invests in institutional-quality developments.<\/p>\n<p>\u201cTerian Capital was launched in 2025,\u201d McCook explained. \u201cAnd it\u2019s an investment model that we\u2019ve brought in individual investors with the minimum investment of $250,000. (Courtesy of Charlan Brock Architects)<\/p>\n<p>Terian broke ground in March on Phase 1 of Dream Lofts after securing a $62.5 million construction loan from <a href=\"https:\/\/www.53.com\/content\/fifth-third\/en\/commercial-banking.html\" rel=\"nofollow noopener\" target=\"_blank\">Fifth Third Bank<\/a>.\u00a0The five-story building will have 180 units, comprising 576 beds, and a pedestrian bridge connecting it to the main campus. The facility also features resident amenities, including:<\/p>\n<p>Modern, fully furnished living options ranging from one to four bedrooms<br \/>\nHigh-speed fiber connectivity and built-in media workspaces<br \/>\nCollaborative creative lounges, flexible community and study spaces<br \/>\nResort-style pool and outdoor gathering spaces<br \/>\nFitness center, lounge facilities and resident gathering areas<br \/>\nIntegrated safety features, including secure parking, building access control, and indoor bike storage<\/p>\n<p>The project has been designed by <a href=\"https:\/\/cbaarchitects.com\/\" rel=\"nofollow noopener\" target=\"_blank\">CBA Architects<\/a>, MEP and structural engineering by <a href=\"https:\/\/jlceng.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Joseph Lawrence &amp; Co. Consulting Engineers<\/a>, <a href=\"https:\/\/forumarchitecture.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Forum Architecture &amp; Interior Design Inc.<\/a>, <a href=\"https:\/\/www.fosterconant.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Foster Conant &amp; Associates<\/a> landscape architects, and <a href=\"https:\/\/kpmfranklin.com\/\" rel=\"nofollow noopener\" target=\"_blank\">KPM Franklin<\/a> civil engineering.<\/p>\n<p>McCook said Terian is paying $1.96 million to Orange County toward the construction of the pedestrian bridge, which will be completed by the time Dream Lofts receives its certificate of occupancy in 2028.<\/p>\n<p>The developer will break ground this month on Emi on 50, a nine-story 336-unit Class-A apartment community in the heart of the Mills 50 district on the southeast corner of East Colonial and Hampton Drive. <a href=\"https:\/\/www.jll.com\/en-us\/services\/investing\/sales\/?utm_source=google&amp;utm_medium=paidsearch&amp;utm_campaign=am-us-en-corp-growth&amp;utm_content=am-us-en-corp-growth-awareness-investment-lg&amp;utm_term=jll%20capital%20markets&amp;gclsrc=aw.ds&amp;gad_source=1&amp;gad_campaignid=23710114682&amp;gbraid=0AAAAABqtz4RxPpAMKQ5NpXgRYpO_R1AAm&amp;gclid=Cj0KCQjws83OBhD4ARIsACblj1_7dKYDfY7kz_sGflpC8whXJVyGE678Vfh-N9ImkElgMz0tYCL8MaMaAmBWEALw_wcB\" rel=\"nofollow noopener\" target=\"_blank\">JLL<\/a> arranged the financing, a $92.5 million construction loan from<a href=\"https:\/\/pccpllc.com\/\" rel=\"nofollow noopener\" target=\"_blank\"> PCCP<\/a>, and <a href=\"https:\/\/www.deangelisdiamond.com\/\" rel=\"nofollow noopener\" target=\"_blank\">DeAngelis Diamond<\/a> \u2014 the GC for both projects \u2014 filed a notice of commencement on April 2.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\" lazyautosizes lazyload\" alt=\"The lobby entrance is off Hampton Avenue and opens to an interior courtyard with a Japanese garden. (Rendering by Baker Barrios)<\/p>\n<p>McCook said he chose the name Emi because it is Japanese for \u201cblessing\u201d or \u201cbeautiful smile.\u201d Emi on 50 draws architectural and interior inspiration from <a href=\"https:\/\/www.architecturaldigest.com\/story\/japandi-style-101\" rel=\"nofollow noopener\" target=\"_blank\">Japandi design<\/a>, blending Japanese and Scandinavian aesthetics to create a calm, nature-forward residential environment.<\/p>\n<p>\u201cIt was a collaboration. As we went through interior design concepts, we came across an interior design concept called \u2018Japandy\u2019 that was new to us,\u201d McCook said. \u201cWe felt it was fresh, and we felt it was very fitting with the location of the project and the history of the neighborhood.\u201d<\/p>\n<p>The building will be constructed entirely using precast concrete, supporting structural durability and construction efficiency. (Rendering by Baker Barrios)<\/p>\n<p>The development team includes <a href=\"https:\/\/www.bakerbarrios.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Baker Barrios<\/a> architects, <a href=\"https:\/\/www.mcsal.com\/\" rel=\"nofollow noopener\" target=\"_blank\">McNamara Salvia Structural Engineers<\/a>, <a href=\"https:\/\/www.jordanskala.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Jordan Skala<\/a> MEP engineers, Forum (Interiors), Foster Conant &amp; Associates, and KPM Franklin. Upon completion, the project will be managed by <a href=\"https:\/\/www.willowbridgepc.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Willow Bridge<\/a>.<\/p>\n<p>The project features 36 townhouse-style units on the ground floor, of which 21 will be live-work units fronting on Colonial, Hampton Avenue or opening onto the interior courtyard. The 17 residential townhomes will line Hillcrest Street, open to the courtyard or next to the main lobby entrance.<\/p>\n<p>\u201cOne of the things that we wanted to do with the design of the project is to eliminate bedrooms from the ground floor,\u201d McCook said. \u201cSo our townhome units and our live-work units, none of those units have any bedrooms on the ground floor. So they are always either living space or work space on the ground floor, with bedrooms up on the second floor, from a safety perspective.\u201d<\/p>\n<p>Terian\u2019s timing makes it an outlier, given the deceleration of the Orlando multifamily market despite the region\u2019s continued population growth. <a href=\"https:\/\/www.cushmanwakefield.com\/en\/united-states\/insights\/us-marketbeats\/orlando-marketbeats\" rel=\"nofollow noopener\" target=\"_blank\">Cushman &amp; Wakefield<\/a> reported that new construction starts in the second half of 2025 were down 12.6% year over year, dipping to their lowest point in the post-COVID era.<\/p>\n<p>\u201cWe do know that this is a time that not every developer is breaking ground on projects, but we believe that the timing is perfect so that we\u2019re meeting the market or delivering these properties at a time where supply is going to be at a low and demand will continue to be strong,\u201d McCook said.<\/p>\n<p>Have a tip about Central Florida development?
