It was a slightly slower week than prior weeks, likely due to the Easter and Passover holidays.\u00a0<\/p>\n<p>The report tracks listings of homes and condos asking $4 million and up in <a href=\"https:\/\/therealdeal.com\/miami\/2026\/03\/20\/nick-maounis-adds-32-million-lot-to-miami-beach-compound\/\" rel=\"nofollow noopener\" target=\"_blank\">Miami-Dade<\/a> that are included in the Multiple Listing Service. The properties spent 97 days on the market, on average.\u00a0<\/p>\n<p>Thirty five luxury listings were added to the market, for a total of 1,237 listings.\u00a0<\/p>\n<p>The <a href=\"https:\/\/therealdeal.com\/miami\/2026\/03\/30\/groupe-dayan-chuck-khubani-find-buyers-for-miami-beach-homes\/\" rel=\"nofollow noopener\" target=\"_blank\">previous week<\/a>, buyers signed 29 contracts for properties in Miami-Dade, asking a combined $292.4 million.\u00a0<\/p>\n<p>The asking dollar volume for the 13 single-family homes and six condos under contract last week totals $157.5 million, according to the report published by the Douglas Elliman team, led by Fredrik Eklund and John Gomes.\u00a0<\/p>\n<p>The single-family homes that entered into contract last week have an average asking price of $6.9 million and spent an average of 92 days on the market. They total $89 million in asking dollar volume.\u00a0<\/p>\n<p>The condos that secured buyers last week have an average asking price of $11.4 million and spent 106 days on the market, on average. They total $68.4 million in asking dollar volume, or an average of $2,700 per square foot.\u00a0<\/p>\n<p>Penthouse L05 at Vita spans two stories with four bedrooms and six bathrooms. The 7,027-square-foot condo also has a 4,160-square-foot rooftop terrace, a private pool and outdoor kitchen, according to the listing. Christine Martinez de Castro, who leads sales and marketing for the developer, is the listing agent. It\u2019s on the market for $21.3 million. The building was <a href=\"https:\/\/therealdeal.com\/miami\/2025\/12\/18\/ugo-colombo-completes-vita-at-grove-isle-condo-project\/\" rel=\"nofollow noopener\" target=\"_blank\">completed<\/a> late last year. The asking price for the condo is over $3,000 per square foot, or $1,900 per square foot counting the outdoor space.\u00a0<\/p>\n<p>The second priciest pending deal is for a unit at Faena House in Miami Beach, at 3315 Collins Avenue. Unit 10B, a 4,165-square-foot, four-bedroom and five-bathroom condo, is on the market for $16.9 million, or more than $4,000 per square foot. Property records show Christina Kringstein, who is married to garment magnate <a href=\"https:\/\/therealdeal.com\/miami\/2019\/08\/12\/garment-magnate-buttons-up-condo-at-the-bristol-in-west-palm-beach\/\" rel=\"nofollow noopener\" target=\"_blank\">Richard Kringstein<\/a>, owns the oceanfront condo. Douglas Elliman\u2019s Dina Goldentayer and the Corcoran Group\u2019s Mick Duchon are co-listing the property.\u00a0Last week in New York, buyers signed contracts for 31 homes, according to the latest Olshan <a href=\"https:\/\/olshan.com\/marketreport.php\" rel=\"nofollow noopener\" target=\"_blank\">report<\/a>.
