{"id":230038,"date":"2026-04-13T17:39:07","date_gmt":"2026-04-13T17:39:07","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/230038\/"},"modified":"2026-04-13T17:39:07","modified_gmt":"2026-04-13T17:39:07","slug":"apartments-planned-as-part-of-hsn-campus-redevelopment-in-north-st-pete","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/230038\/","title":{"rendered":"Apartments planned as part of HSN campus redevelopment in north St. Pete"},"content":{"rendered":"<p class=\"\" style=\"white-space:pre-wrap;\">Plans show seven residential buildings, along with a clubhouse and a leasing center. <\/p>\n<p class=\"\" style=\"white-space:pre-wrap;\">The property, which is zoned Employment Centers (EC-1), does not permit residential development.<\/p>\n<p class=\"\" style=\"white-space:pre-wrap;\">However, under the <a href=\"https:\/\/flhousing.org\/live-local-act\/\" target=\"_blank\" rel=\"nofollow noopener\">Live Local Act<\/a>, which was passed in 2023, apartment projects that set aside at least 40% of units as affordable for a minimum of 30 years must generally be allowed on land zoned for commercial, industrial, or mixed use, even if housing would not otherwise be permitted there.<\/p>\n<p class=\"\" style=\"white-space:pre-wrap;\">The law is part of a comprehensive, statewide housing strategy to increase the number of affordable and workforce housing within the state of Florida.<\/p>\n<p class=\"\" style=\"white-space:pre-wrap;\">According to the submitted application, Greystar is planning to build the project in three phases.<\/p>\n<p class=\"\" style=\"white-space:pre-wrap;\">The first phase will focus on site infrastructure, including wetland preservation, floodplain considerations, and the installation of a stormwater management system. <\/p>\n<p class=\"\" style=\"white-space:pre-wrap;\">The apartment community is planned for the second phase, followed by the industrial park in the third phase.<\/p>\n","protected":false},"excerpt":{"rendered":"Plans show seven residential buildings, along with a clubhouse and a leasing center.
