{"id":230977,"date":"2026-04-14T09:30:10","date_gmt":"2026-04-14T09:30:10","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/230977\/"},"modified":"2026-04-14T09:30:10","modified_gmt":"2026-04-14T09:30:10","slug":"why-does-broward-want-to-buy-a-car-lot-for-millions-more-than-its-assessed-value","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/230977\/","title":{"rendered":"Why does Broward want to buy a car lot for millions more than its assessed value?"},"content":{"rendered":"<p><img loading=\"lazy\" data-recalc-dims=\"1\" decoding=\"async\" width=\"793\" height=\"1024\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2026\/04\/carpark1.png\" alt=\"car lot\" class=\"wp-image-25852\" style=\"width:599px;height:auto\"  \/><\/p>\n<p>By Dan Christensen, <a href=\"https:\/\/www.floridabulldog.org\/donate-to-florida-bulldog\/\" rel=\"nofollow noopener\" target=\"_blank\">FloridaBulldog.org<\/a><\/p>\n<p>A company called 2150 NE 7 Ave LLC bought a Dania Beach car lot for $21 million in December and now, four months later, is planning to flip about half of it \u2013 4.5 acres \u2013 to Broward County for $15.75 million.<\/p>\n<p>That seemingly lop-sided deal was on the Broward County Commission\u2019s agenda for approval today until a reporter started asking questions Monday.<\/p>\n<p><a href=\"https:\/\/www.floridabulldog.org\/wp-content\/uploads\/2026\/04\/1195_A_County_Commission_26-04-14_Regular_Meeting_Agenda.pdf\" rel=\"nofollow noopener\" target=\"_blank\">Agenda item #26-377<\/a> contains no explanation as to why the county needs the land. The proposed purchase price exceeds the average value of two independent appraisals by more than 10 percent. And the Broward Property Appraiser\u2019s Office lists the just value of the full 9.69 acres the company bought in December is just $10.8 million \u2013 a fact not mentioned in the agenda item.<\/p>\n<p>Even seller Scott Daiagi, the lone corporate officer of the newly formed 2150 NE 7 Ave LLC that uses the site\u2019s address as its name, doesn\u2019t know why the county wants the property.<\/p>\n<p>\u201cThey approached me,\u201d he said. \u201cIt\u2019s not my business to ask.\u201d<\/p>\n<p>Turns out that when you ask you\u2019re told that the idea of buying the property for a total of $17 million, including closing costs, originated in the administration of Port Everglades.<\/p>\n<p><img loading=\"lazy\" data-recalc-dims=\"1\" decoding=\"async\" width=\"400\" height=\"400\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2026\/04\/joemorris.jpg\" alt=\"\" class=\"wp-image-25847\" style=\"width:260px;height:auto\"  \/>Port Everglades Director Joseph Morris<\/p>\n<p>Atop the food chain there since his hiring in July 2024 is Port Director Joseph Morris. But Morris wasn\u2019t available. Instead, port spokeswoman Joy Oglesby said the property is needed for \u201cmultiple uses\u201d and had no information about the pricing.<\/p>\n<p>The property is inside the western boundary of Port Everglades, south of I-595 and east of US 1 and the airport \u2013 land that until December was owned for decades by Hertz Car Rental.<\/p>\n<p>HERE\u2019S THE DEAL<\/p>\n<p>County records show that the day of the $21 million purchase, Daiagi\u2019s company leased half of the property on the south side back to Hertz until Dec. 31, 2044. The county has an agreement to buy the northern half. (The purchase agreement was supposed to be posted online, but instead the link to it has only a \u201cplaceholder\u201d note.)<\/p>\n<p>That\u2019s the deal the director of the county\u2019s Public Works and Environmental Sciences department will pitch to commissioners at a now future date, possibly next week.<\/p>\n<p>The agenda items says Leonard Vialpando wants them to approve both the purchase and the transfer of $17 million from the Port Everglades Capital Fund to pay for it.<\/p>\n<p>Daiagi is an amiable, wealthy investor and entrepreneur with many companies. He is president of <a href=\"https:\/\/discounttruckparking.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Discount Truck Parking USA,<\/a> which lists its business address as 2550 Miami Road, a block south of the entrance to Port Everglades on East State Road 84.<\/p>\n<p>Discount Truck Parking is a low-tech business. Its website lists seven sites in Broward, Palm Beach and Orlando that offer gated parking services with 24\/7 security for \u201ctrucks, trailers, bobtails, car haulers, box trucks, small trailers, food trucks, and RVs.\u201d<\/p>\n<p>Port Everglades is an important economic engine for the county that operates as a self-supporting enterprise fund. Local property taxes don\u2019t fund it, nor are its revenues tapped to reduce the tax burden on local residents.<\/p>\n<p>According to Broward County\u2019s financial statements for fiscal year 2024, the most recent available, the port\u2019s operating revenues totaled $215.5 million \u2013 an 18.1 percent increase from the previous year.<\/p>\n<p>The same year, cruise-related activity, including both cruise and parking revenue, accounted for 42 percent of operating revenues.
