{"id":231710,"date":"2026-04-14T19:58:08","date_gmt":"2026-04-14T19:58:08","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/231710\/"},"modified":"2026-04-14T19:58:08","modified_gmt":"2026-04-14T19:58:08","slug":"miami-midtown-park-coconut-grove-playhouse-plans-move-ahead","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/231710\/","title":{"rendered":"Miami Midtown Park, Coconut Grove Playhouse Plans Move Ahead"},"content":{"rendered":"<p>The city of Miami\u2019s Planning Zoning &amp; Appeals Board is set to vote on two big projects: the nearly 1,000-unit Midtown Park development and Miami-Dade County\u2019s long-delayed overhaul of the historic Coconut Grove Playhouse.\u00a0<\/p>\n<p>In Midtown, the developer, a joint venture between Carlos Rosso\u2019s Rosso Development and Alex Vadia\u2019s Midtown Development, are seeking a major use special permit for the 5.3-acre assemblage at 3055 North Miami Avenue.\u00a0<\/p>\n<p>That would allow for 924 residential units, nearly 50,000 square feet of office, 107,000 square feet of retail space, more than 1,100 on-site parking spaces, and the maneuvering of trucks in the public right-of-way for off-street loading, according to the agenda for Wednesday\u2019s meeting.\u00a0<\/p>\n<p>Rosso and Midtown <a href=\"https:\/\/therealdeal.com\/miami\/2025\/04\/02\/carlos-rosso-alex-vadia-proper-launch-midtown-miami-project\/\" rel=\"nofollow noopener\" target=\"_blank\">teamed up with Proper Hospitality<\/a> on the first tower, which is called Midtown Park Residences by Proper. The planned 28-story building will have 288 condos that will range from studios to three-bedroom units, plus penthouses with private rooftop gardens and pools. The building will also have 40,000 square feet of amenities.\u00a0<\/p>\n<p>Fortune Development Sales is leading sales and marketing of the project, which is expected to be completed by 2028. The units start in the mid $600,000s.\u00a0<\/p>\n<p>The entire project is valued at more than $2 billion. <a href=\"https:\/\/therealdeal.com\/miami\/2025\/08\/18\/cmc-aew-grupo-eco-carlos-rosso-and-alex-vadia-nab-tenants\/\" rel=\"nofollow noopener\" target=\"_blank\">Ultra Padel &amp; Wellness<\/a> will operate a racquet and padel club.\u00a0<\/p>\n<p>Last fall, the Miami Urban Development Review Board <a href=\"https:\/\/therealdeal.com\/miami\/2025\/10\/16\/miami-design-review-board-approves-two-major-projects\/\" rel=\"nofollow noopener\" target=\"_blank\">approved<\/a> the master plan for Midtown Park.\u00a0<\/p>\n<p>Coconut Grove Playhouse<\/p>\n<p>Miami-Dade County is also seeking approval from the city\u2019s planning and zoning board for five exceptions and four waivers tied to the controversial restoration and expansion of the <a href=\"https:\/\/therealdeal.com\/miami\/2023\/03\/17\/on-hold-miami-dades-partial-demo-of-grove-playhouse-foiled-by-neighbors\/\" rel=\"nofollow noopener\" target=\"_blank\">historic playhouse<\/a> at 3498-3500 Main Highway in downtown Coconut Grove.\u00a0<\/p>\n<p>About a year ago, a partial collapse of the third floor of the building halted demolition work on the historic property, but construction later resumed.\u00a0<\/p>\n<p>The exceptions would allow for a community facility and commercial space, including office.
