The project is slated for 109 and 111 North Birch Road and calls for a 43-unit, 15-story condominium to replace the existing Pillars Hotel &amp; Club, which has 18 hotel rooms and seven condo units.\u00a0<\/p>\n<p>Waterstone Capital is led by Waserstein and based in Bay Harbor Islands. Bubil heads Mazalub Real Estate in Miami and Avraham heads SR Holdings Group. Records show Michael Landry\u2019s Landry Trebbi Investment Corporation transferred ownership of the site at 111 North Birch Road to the developers\u2019 Pillar Club and Residences LLC in January. The site at 109 North Birch Road is owned by Georgia Bedford and Jan Behnke of Michigan.\u00a0<\/p>\n<p>The developers tapped Kobi Karp to design the proposed Pillars Club condos. The proposal includes two penthouse units on the 14th floor, a pool, a spa and fitness centers.\u00a0<\/p>\n<p>The developers received technical comments from the committee, and following their implementation and approval, will proceed to the city commission for development approval, the representative confirmed.\u00a0<\/p>\n<p><a href=\"https:\/\/therealdeal.com\/magazine\/april-2025\/behind-the-development-boom-coming-for-broward-county\/\" rel=\"nofollow noopener\" target=\"_blank\">Fort Lauderdale has become a magnet for condo developers<\/a> in recent years, who see the city as a more affordable alternative to hotspots like Miami and West Palm Beach. There are <a href=\"https:\/\/therealdeal.com\/miami\/2025\/01\/15\/inside-broward-countys-condo-development-pipeline\/\" rel=\"nofollow noopener\" target=\"_blank\">more than 3,900 condo units<\/a> in development across Fort Lauderdale and nearby Pompano Beach, and the pipeline appears to be growing.\u00a0<\/p>\n<p>Last month, Diana Ulis and Indian developer MICL launched sales for their planned\u00a0 two-building, 13-story, 83-unit <a href=\"https:\/\/therealdeal.com\/miami\/2026\/02\/10\/diana-ulis-micl-launch-ritz-carlton-condos-in-fort-lauderdale\/\" rel=\"nofollow noopener\" target=\"_blank\">Ritz-Carlton Residences, Fort Lauderdale Beach<\/a>.
