{"id":234636,"date":"2026-04-16T19:18:44","date_gmt":"2026-04-16T19:18:44","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/234636\/"},"modified":"2026-04-16T19:18:44","modified_gmt":"2026-04-16T19:18:44","slug":"new-owner-takes-over-cluster-of-central-avenue-storefronts-in-downtown-st-pete","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/234636\/","title":{"rendered":"New owner takes over cluster of Central Avenue storefronts in downtown St. Pete"},"content":{"rendered":"<p class=\"\" style=\"white-space:pre-wrap;\">Several retail properties along Central Avenue in the EDGE District are now under new ownership.<\/p>\n<p class=\"\" style=\"white-space:pre-wrap;\">Dallas-based investment firm <a href=\"https:\/\/www.90ten.co\/\" target=\"_blank\" rel=\"nofollow noopener\">90Ten<\/a> has acquired a collection of Central Avenue properties, including 965 Central Avenue, the former home of <a href=\"https:\/\/www.flagshipbank.com\/\" target=\"_blank\" rel=\"nofollow noopener\">Flagship Bank<\/a>; 1027 Central Avenue, occupied by <a href=\"https:\/\/ashecouture.com\/\" target=\"_blank\" rel=\"nofollow noopener\">Ashe Couture Boutique<\/a>; 1029 Central Avenue, home to <a href=\"https:\/\/shopmatteroffact.com\/\" target=\"_blank\" rel=\"nofollow noopener\">Matter of Fact<\/a> and <a href=\"https:\/\/skyway.media\/\" target=\"_blank\" rel=\"nofollow noopener\">Skyway Media<\/a>; and 1033\u20131041 Central Avenue, which houses <a href=\"https:\/\/www.poppostacos.com\/\" target=\"_blank\" rel=\"nofollow noopener\">Poppo\u2019s Taqueria<\/a>, <a href=\"https:\/\/sans.market\/\" target=\"_blank\" rel=\"nofollow noopener\">Sans Market<\/a>, and <a href=\"https:\/\/www.puregreenfranchise.com\/florida\/st-petersburg\/\" target=\"_blank\" rel=\"nofollow noopener\">Pure Green Juice Bar<\/a>.<\/p>\n<p class=\"\" style=\"white-space:pre-wrap;\">The properties were purchased for $8.5 million from <a href=\"https:\/\/eastmanequity.co\/\" target=\"_blank\" rel=\"nofollow noopener\">Eastman Equity<\/a>, which has owned most of the portfolio since 2015, with the exception of 1033\u20131041 Central Avenue, which was acquired in 2021. <\/p>\n<p class=\"\" style=\"white-space:pre-wrap;\">\u201cWe love the charm of the block, the walkability, and retail,\u201d Tripp Russ, managing partner at 90Ten, said in a conversation with St. Pete Rising. \u201cFor us, we want to keep tenants in place and the buildings there.\u201d<\/p>\n<p class=\"\" style=\"white-space:pre-wrap;\">\u201cWe want to continue to add investment and welcome businesses. Our plan is just to be a good long-term partner to the community and a steward of the real estate,\u201d he continued.<\/p>\n<p class=\"\" style=\"white-space:pre-wrap;\">The team plans to preserve the character of the 4,200-square-foot building at 965 Central Avenue, originally constructed in 1926. The space is currently vacant and was most recently occupied by Flagship Bank, which relocated to 3303 4th Street North in 2025 after four years at the site.<\/p>\n<p class=\"\" style=\"white-space:pre-wrap;\">Leasing has not yet launched for the property, though Russ said it is well suited for retail concepts or a fitness user.<\/p>\n","protected":false},"excerpt":{"rendered":"Several retail properties along Central Avenue in the EDGE District are now under new ownership.
