{"id":236185,"date":"2026-04-17T21:46:15","date_gmt":"2026-04-17T21:46:15","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/236185\/"},"modified":"2026-04-17T21:46:15","modified_gmt":"2026-04-17T21:46:15","slug":"one-of-miamis-last-big-development-sites-hits-the-market-for-500m","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/236185\/","title":{"rendered":"One Of Miami&#8217;s Last Big Development Sites Hits The Market For $500M"},"content":{"rendered":"<p>A nearly 7-acre development site in Miami\u2019s Park West neighborhood is up for grabs for buyers willing to part with half a billion dollars or more.<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2025\/10\/placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      The parcel at 1151 NW First Ave.\n    <\/p>\n<p dir=\"ltr\">Marc Roberts Cos., led by Marc Roberts, and <a class=\"tag tag-186712\" href=\"https:\/\/www.bisnow.com\/tags\/lion-development-group\" target=\"_blank\" data-tag-id=\"186712\" rel=\"nofollow noopener\">Lion Development Group<\/a>, led by Michael and Ron Simkins,\u00a0have tapped\u00a0<a class=\"tag tag-248\" href=\"https:\/\/www.bisnow.com\/tags\/cbre\" target=\"_blank\" data-tag-id=\"248\" rel=\"nofollow noopener\">CBRE<\/a>\u00a0to market the site, which\u00a0could be developed with thousands of apartments or condos\u00a0across more than 10M SF, for $500M.<\/p>\n<p dir=\"ltr\">The brokerage&#8217;s <a class=\"tag tag-90153\" href=\"https:\/\/www.bisnow.com\/tags\/robert-given\" target=\"_blank\" data-tag-id=\"90153\" rel=\"nofollow noopener\">Robert Given<\/a>, Bradley Capas, Troy Ballard and James Quinn are representing the sellers, according to a release.<\/p>\n<p dir=\"ltr\">\u201cAt a price of $500M, we expect strong interest from a broad range of global investors and developers seeking to transform this site into Miami\u2019s next skyline\u2011defining mixed\u2011use development,\u201d Given said in a statement. \u201cThe premier location, scale and favorable zoning create a compelling urban placemaking opportunity.\u201d<\/p>\n<p dir=\"ltr\">The 6.6-acre parcel allows for the development of a massive mixed-use project encompassing office, retail, hotel and up to 6,602 residential units\u00a0if the buyer leverages\u00a0the <a class=\"tag tag-182122\" href=\"https:\/\/www.bisnow.com\/tags\/live-local-act\" target=\"_blank\" data-tag-id=\"182122\" rel=\"nofollow noopener\">Live Local Act<\/a>, which allows developers to bypass local zoning and density codes as long as at least 40% of their project is dedicated to workforce housing.<\/p>\n<p dir=\"ltr\">Current zoning allows for a 4.8M SF project and up to 3,300 residential or hotel units, Quinn told The Real Deal, which <a href=\"https:\/\/therealdeal.com\/miami\/2026\/04\/15\/e11even-residences-developers-list-site-for-500-million\/\" target=\"_blank\" rel=\"nofollow noopener\">first reported the news<\/a>. Heights are limited to roughly 650 feet due to Federal Aviation Administration rules. The tallest tower in Miami is set to be the 1,096-foot-tall <a class=\"tag tag-96987\" href=\"https:\/\/www.bisnow.com\/tags\/waldorf-astoria-hotel\" target=\"_blank\" data-tag-id=\"96987\" rel=\"nofollow noopener\">Waldorf Astoria Hotel<\/a> &amp; Residences Miami developed by <a class=\"tag tag-31570\" href=\"https:\/\/www.bisnow.com\/tags\/property-markets-group\" target=\"_blank\" data-tag-id=\"31570\" rel=\"nofollow noopener\">Property Markets Group<\/a>.<\/p>\n<p dir=\"ltr\">Lion and Roberts purchased the site at 1151 NW First Ave., adjacent to the $6B Miami Worldcenter and about a mile away from the Kaseya Center in Downtown Miami, in 2014 for $53M, according to property records.<\/p>\n<p dir=\"ltr\">Simkins said in 2018 that the site would be ideal for an office tower, hinting at landing <a class=\"tag tag-2378\" href=\"https:\/\/www.bisnow.com\/tags\/amazon\" target=\"_blank\" data-tag-id=\"2378\" rel=\"nofollow noopener\">Amazon<\/a> as a tenant when the tech giant <a href=\"https:\/\/images-na.ssl-images-amazon.com\/images\/G\/01\/Anything\/test\/images\/usa\/RFP_3._V516043504_.pdf\" target=\"_blank\" rel=\"nofollow noopener\">requested proposals from cities<\/a> for a second headquarters location, <a href=\"https:\/\/www.bizjournals.com\/southflorida\/news\/2018\/01\/30\/worldcenter-could-boost-amazon-hq2-chances.html\" target=\"_blank\" rel=\"nofollow noopener\">the South Florida Business Journal reported at the time<\/a>.<\/p>\n<p dir=\"ltr\">But Simkins owned and planned to develop a total of 10.4 acres in the neighborhood \u2014 and he did.<\/p>\n<p dir=\"ltr\">About a five-minute walk away, Simkins co-developed <a class=\"tag tag-172371\" href=\"https:\/\/www.bisnow.com\/tags\/e11even\" target=\"_blank\" data-tag-id=\"172371\" rel=\"nofollow noopener\">E11even<\/a> Club Hotel &amp;
