Gaines Street in Tallahassee, Florida"},"content":{"rendered":"<p>Groundbreaking has taken place for Icon Tallahassee, a nine-story, 804-bed student housing development at 730 W Gaines Street near Florida State University in Tallahassee. The more than $100 million project is being developed by Park7 Group and built by Hoar Construction, with Boarman Kross Vogel Group, Inc. serving as architect, landscape architect, and mechanical, electrical, and structural engineer, Moore Bass Consulting, Inc. as civil engineer, and Susan Brown Design Associates as interior designer. Completion is slated for fall 2028.<\/p>\n<p>Once complete, Icon Tallahassee will house 804 beds in apartment layouts ranging from one-bedroom studios to five-bedroom units. Planned amenities include a club room, study lounges, below-grade parking, bike and scooter storage, and a fitness center with a yoga studio. The project will also feature a rooftop pool deck lounge with views of Doak S. Campbell Stadium. The contractor stated that materials will be delivered using a just-in-time approach based on Lean Construction principles in order to reduce congestion around the property, with crane operations and deliveries coordinated down to the minute to support the safe and efficient movement of equipment and materials.<\/p>\n<p>Hoar also noted its continued expansion across Florida, stating that it has completed more than $750 million in projects in the state over the last five years. In 2024, the company completed Cordelia, a 12-story, 240-unit multifamily development in Sarasota.
